You want market value for your house. You don't want to sell it below market. The market will reject your price if you try to sell it above market value. So price it at market value, and you have a chance to attract multiple offers that could push your SOLD price above the market.
Pricing your house at market price will sell your house with the fewest days on market (DOM). Buyers are learly of houses that have long DOM. For example, a house that is priced above the market will sit, and sit, until the price comes down to market value. However, the house is burdened with 30, 60, 90 DOM, and they buyers are suspicious. They ask, "What's wrong with that house?". Nothing is wrong with the house, it was just overpriced for too long, and now it's burdened with long DOM.
You want your house to sell with the fewest hassles. Living with your house when it is for sale is far different than living with it when you are living a normal life. Furniture and accessories are staged for the buyer's eye, clutter is packed away in storage, and everything has to be kept in model home condition every day your house is on the market. Those are examples of terms that are helpful to house sales. Terms that are not helpful are carpet credits or decorator credits.
You control the condition of your house during the sale. You keep your house tidy, neat, and ready for the buyer's eye while your house is for sale. Houses that show well sell faster, and for top dollar.
What do I control? I control the marketing of your house. I take your house to the market using a wide array of media where buyers are most likely to see it, and be attracted to want to know more about your house. Marketing your house is far more than a for sale sign in the front yard, and a listing in the Multiple Listing Service (MLS).
