Great article below that should help clear up Copyright and Licensing issues with clients and make the conversation more productive between Realtors and Photographers. Licensing and copyright have been a confusing topic in my studio for the past 20+ years, not just with Realtors. I always try to educate clients on the difference so they understand exactly what they can and can't do with the images but also so they are not paying for something they don't need in licensing usage.
