Grand Mesa Cabins and Lots for Sale Real Estate Information Jan. 2016
During the winter months there isn't much in the way of real estate activity happening on Grand Mesa. I have a vacant lot listed up there, and I'm pretty sure my sign is now buried under several feet of snow and I (or anyone else for that matter) won't be seeing it until May.
Since last month's report there haven't been many changes in the market for Grand Mesa cabins and lots except for a few properties that were taken off the market for the winter.
- There are seven cabins currently for sale and the listing price starts at $175,000 and goes up to $329,000. The average listed price is $231,433.
- In all of 2015 two cabins sold. These sold for $160,000 and $220,000.
- There are five lots for sale. The prices start at $48,000 and go up to $71,900. No lots have sold in all of 2015.
- Inventory and prices are subject to change, but I suspect we won't be seeing many changes for a few months yet.
Buying a cabin on Grand Mesa is a unique experience because a resort company is involved. No land is transferred in the sale of a cabin. The land is held by the Grand Mesa Resort Company. Owners buy and sell shares of the stock. When a cabin is sold, the new owner becomes a stock holder in Grand Mesa Resort Company. For each lot sold, one share of stock is transferred to the lot owner. There is a yearly fee that is used for road maintenance.
