Details: The property here had significant amounts of deferred maintenance. The short sale process once the home was listed took about 3 and 1/2 months to complete. We were able to get the seller $10,000 in relocation assistance. Please note, this is above typical levels for seller short sale incentives. After unsuccessfully attempting to modify the mortgage to acceptable terms, the seller chose to short sell his home. He could not afford an increase in payment or to deal with the deferred maintenance that is now plaguing the property. We negotiated directly with Wells Fargo. They denied the initial buyer's offer as being too low. At that time, we negotiated for a full appraisal in order for the lender to understand the magnitude of the repairs that were required of a new owner. After the appraisal numbers were returned to Wells Fargo, we were able to get the initial offer accepted.
