ARE SOME REALTORS LIARS?

Those who will tell you ANYTHING just to obtain your listing.

Those who are HONEST with you because they have your best interest at heart.

Which Realtor would you prefer to work with?

A year ago in June, I received a call from a homeowner who wanted to sell their home. They purchased it at the height of the market in 2006. I did a complete market evaluation for them and I showed them the COMPARIBLE SALES of what similar models were now selling for. I showed them the market analysis and it indicated their home would most likely sell between $475,000-$480,000. They didn’t want to hear that.

Needless to say, they “hit the ceiling” and immediately called another agent known for taking ANY listing at ANY price, and they listed their home $100,000 over market value.

Their home remained on the market for 358 days, just two days short of a year. They continued to pay taxes, insurance, homeowner’s fees and utility bills during that time. The market started to slow down, and they FINALLY sold it this past month for $450,000.

So the next time a Realtor brings you a Comparable Market Analysis (CMA), just as an appraiser will do, do not “shoot them in the foot.” Listen to what they say. They might be saving you a small fortune!

You might be asking WHY would a Realtor list my home $100,000 over market value? Let me explain. They do it to pick up buyers while doing YOUR Open House and from calls they get off YOUR Sign! Listings are a great way for Realtors to obtain Buyers, but unless that listing is fairly priced, the only winner here will be the Realtor, not the seller!

Remember, the next time you want to list your home, give me a call. That’s what I do….I SELL Homes, I don’t just LIST them at an inflated price which will only hurt the seller.

Not only is honesty the best policy, listing a home is just putting it on a list. Marketing and selling a home is another story:) Great blog Nancy. My fave sellers are the ones who say don't tell me what I want to hear.
