Gladden Farms 2015 Year End Sales Report
I wanted to share my year end review for the folks of Gladden Farms, Marana, AZ as well as those looking to buy in this master planned community. Gladden Farms is just ten minutes further NW along I-10 as we travel through Marana on 1-10, crossing Cortaro Farms road and the Continental Ranch subdivisions. Take the exit at Tangerine Farms and travel west a short distance to Gladden Farms.
Lots of exciting things have been happening in our neighborhood. The blue neighborhood block above, is KB homes, filling up fast with new construction. Immediately adjacent in green is the new elementary school in the Marana School District, due to open this fall for enrollment. The neighborhood just to the east of that blue and green segment welcomes Meritage homes this year.
Just to the south of Tangerine farms road, the Heritage Farms revitalization has been going strong and kids and families are enjoying the Marana Parks Splash Pad. An entire retail area is planned for future development as well.
The above graph shows the history of home sales going back to 2009. It's interesting that year end numbers have stayed pretty constant through the years. Note that homes that received offers in May, closing in June post the highest numbers. Since it takes an average of 50-60 days to sell your homes, and closings now take between 45-60 days, it's time to list your Gladden Farms homes for sale now!
In a neighborhood of just over 1200 homes, sales have had a year end high of 137 in 2013, and a low of 106 back in 2009. Most astonishing of these numbers is the complete turnaround of distressed sales. In 2011, only 17 percent of homes sold were conventional resale or new construction. In 2015, 87% of sales in Gladden Farms are conventional resale or new construction.
The recession hit the area hard in terms of resale, but things are indeed sunny again in this pride-of-ownership community. It's a good time to sell - home values are up. For buyers, you'll still find more bang for your buck in this NW Marana community with a newer home, tile roof/frame stucco construction home.
