How far would you go for your Buyer? When a buyer calls on a new Bank Owned Listing, they then make a demand that who ever they hire for their Buyer Broker must go on the snow covered roof to prove it does or does not leak. First with a Foreclosure, the condition is often unknown except for what you see in front of you. This buyer looked in the window, they see water stains on the ceiling and therefore want to know if the roof leaks. My first thought is that is this is why they have home inspectors. In a nice way I let them know that and that agents do not climb on snowy roofs.
CLICK... meet dial tone, they hung up. A couple of days later I am at the house where i am meeting 3 sets of cash buyers/contractors/investors scheduled back to back to back. As i pull up there is someone on the roof. As i park and walk towards the home a harrowing scream followed by a man sliding off the roof nearly landing on a woman below. What the.....
Fast forward it is Mrs Hang up buyer with 2 agents who were willing to go on the roof. The home is only 1 story and the roof not that steep, so Mr Roof climbing agent is up and laughing. Now with no appointment, no authorization to be on the property never mind authorization to climb the roof, after getting his card, i threw the bunch out of there.
