How many agents does it take to fall off a roof?

How far would you go for your Buyer? When a buyer calls on a new Bank Owned Listing, they then make a demand that who ever they hire for their Buyer Broker must go on the snow covered roof to prove it does or does not leak. First with a Foreclosure, the condition is often unknown except for what you see in front of you. This buyer looked in the window, they see water stains on the ceiling and therefore want to know if the roof leaks. My first thought is that is this is why they have home inspectors. In a nice way I let them know that and that agents do not climb on snowy roofs.

CLICK... meet dial tone, they hung up.  A couple of days later I am at the house where i am meeting 3 sets of  cash buyers/contractors/investors scheduled back to back to back. As i pull up there is someone on the roof. As i park and walk towards the home a harrowing scream followed by a man sliding off the roof nearly landing on a woman below. What the.....

Fast forward it is Mrs Hang up buyer with 2 agents who were willing to go on the roof. The home is only 1 story and the roof not that steep, so Mr Roof climbing agent is up and laughing. Now with no appointment, no authorization to be on the property never mind authorization to climb the roof, after getting his card, i threw the bunch out of there.

Who would do such a thing????

THE BOTTOM LINE is that there is a Right way and a Wrong to buy a home. This is the wrong way, make an offer, get it accepted and have it contingent on an inspection where said professional can inspect the roof for you. Some times the hard truth it what needs to be said. I get results by doing things the right way.

The HARD TRUTH is that the BEST way to be prepared to buy or sell a home is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. Free advice can be worth what you paid for it, so when you are ready, do it right.

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. If you are ready to sell now, learn what you should ask for it. How much offers may come in at and what the approximate selling price should be. NH Home owners should contact me now.

IN SUMMARY the key to having a successful purchase or sale can increase simply choosing a better agent. The secret is that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

It's people like your hang up that make it hard for those of us who are professional investors/contractors to make a living. Thanks for standing up to her.

Scott- as my mother used to say: when they were passing out brains, that person was standing behind the door.

The buyer and both of those agents were behind the door together!

Even if an agent is stupid enough to get up on a snow covered roof, he would put himself in legal harm's way by declaring that the roof does NOT leak. He is not an expert!

Honesty, Integrity, Results, Experienced. HIRE Me!

Good Tuesday morning Scott Godzyk -

I worked with some do it yourself home flippers that always wanted to climb on the roof.  Each time we'd have the same talk about how a roof inspection was the way to go.  To my knowledge so far they've stayed off the roofs.

I would be calling his broker AND making a complaint to the board. Imagine if "Super Agent" got hurt. He would likely sue the seller AND your company. Why? Because some people suck...

Hi Scott - Funny. I'll go the extra mile for most any client, as long as no part of that mile involves getting on a roof - not happening even in good weather.
