      The Residential Real Estate market in Northwest Allen county continued it's solid performance in 2015.  Year over year improvement in all critical categories for home sellers (and homeowners peace of mind lol) including a 3% increase in the average sales price from 2014 to 2015.  Overall activity was up and the days on market improved as well. For the purposes of this report, data is compiled for all sales of single family homes, condos, and villas within Perry, Lake, and Eel River townships sold during the calendar years of 2014 and 2015. This study does not include sales data for unimproved land, lots, multifamily homes, or commercial properties.

Number of Homes Sold in Northwest Allen county during 2015:   825

 

Average Days on Market for Homes sold in NW Allen county during 2014:   58

Average Days on Market for Homes sold in NW Allen county during 2015:   50

 

   A 3% increase in the number of Homes sold in NW Allen county vs 2014 and a 7% increase since 2013 reflects in the continued reduction in the number of days it takes to sell a home in Northwest Allen county.  That number (days on market) has dropped from 61 days in 2013 to 58 in 2014 and ended at 50 days for 2015.  Near historic lows in interest rates along with a strong school system, Parkview Regional Medical center (Allen county's #1 employer), and additional trail opportunities continue to strengthen the Northwest Allen county Real Estate market.

Average Sales Price for Northwest Allen county home sold in 2014:   $205,860   

Average Sales Price for Northwest Allen county home sold in 2015:   $212,142

 

Median Sales Price for Northwest Allen county home sold in 2014:   $175,000

Median Sales Price for Northwest Allen county home sold in 2015:   $177,000

 

  Average sales prices increased 3% to $212,142 in 2015. Marking a 5th straight year of avg sales price improvement in Northwest Allen county and a 21% improvement since 2010.  The Median sales price rose slight 1% to $177,000 in 2015 with a 16% improvement since 2010.  The least expensive home sold last year was $42,500 and the most expensive home was $954,000.....I'm pretty sure it wasn't the same owner who bought both lol.

   There are currently 177 homes for sale in Northwest Allen county with an average list price of $315,197.  30% of the current inventory of homes are new construction homes that average $307,000 in list price.  This accounts for some of the discrepancy between the 2015 average sales price and the current list price.  The 177 homes currently available represents roughly 3.5 months of inventory, although sales during the winter months are typically slower it is still a great time to consider selling or buying in Northwest Allen County
