You decided that you want to own a home in 2016. You don't know what to do. Follow these Bryan Buyer Tips to help you prepare for a new home purchase.It's a new year.  You've decided that you're tired of renting and you want a home of your own.  Congratulations!  This is probably going to be one of the biggest purchases you'll ever make in your life.  You need to prepare yourself.  Follow these Bryan Buyer Tips on what to do before you buy.  That way, you'll go into your new home with confidence, not remorse.

Credit Check - The first and probably most important of my Bryan Buyer Tips is to go to  Order a copy of your credit report from each of the three major credit reporting agencies.  Once you receive your reports, check them for errors.  If you find any, write a letter to the company that is reporting the erroneous information.  You must explain the error, provide proof of the error and request that they correct this info right away.  Send a copy to the agency it is being reported to as well (ie, Experian, TransUnion or Equifax).  This can take time.  That is why you need to do it right away.

Click here to search homes for sale in Bryan-College StationSave, Save, Save - The next one of my Bryan Buyer Tips is to step up your savings.  The easiest way to find out where you are spending money needlessly is to start a journal detailing every single expense you make every day.  You would be surprised how much money you throw away on a daily basis.  Then, develop a plan to stop excess spending and start saving.  For example, maybe you could rent a movie ($4 total) instead of going out to the movies ($10-$15 per person + food).  Start making your coffee at home and taking it with you rather than stopping for a cup on the way to work (pennies/cup vs $4 or $5/cup).  Bag your lunch.  Cook at home more.  Put your shopping on hold until after you're happily in your new home.

Get Pre-Approved for a Loan - Pre-qualified is so last decade.  Get pre-approved instead.  The loan process takes longer than pre-qualification.  However, you're going to have to get approved for a loan down the road anyway (unless you pay all cash).  Get this step going now.  It works in your favor to go to the negotiating table with a pre-approved loan in hand.  Plus, you can go into the home searching process confident in the knowledge that you have the funding to back up your choice.

Make a Wish List - The final one of my Bryan Buyer Tips is probably the most fun.  Make your wish list.  How many bedrooms/bathrooms do you want?  Where do you want to live?  What style of a home do you like?  Would you prefer a condo or a single-family home?  Do you have children?  What school district do you want to live in?  The answers to these questions will help you narrow your focus when you go searching for your dream Bryan home.
