Don't be fooled by price alone...look at overall cost and condition!
I have a listing that is priced at the top of the market, BUT it is beautiful and needs nothing except a new owner. I have, as I always do, follow-up with Realtors to get both their feedback and that of their clients.
I have found that more realtors have responded with the home is great, but it appears overpriced for the neighborhood. In my description of the home, I like to mention the elephant in the room so as to put to bed potential price objections. Here is a list of homes in the North Phoenix area that are within approxiamtely 1 mile radius of my listing and I venture to say that most of these homes NEED WORK, I mean they are dated, and need upgrades to compete with my newly renovated home for sale.
As a buyer of a primary residence meaning you are purchasing a home to move into and live with your family, you have got to consider the whole ball of wax. I will just say this...if you look at homes that are in original condition or near so, you cannot make a fair comparison between a home that is 30-40 years old with original cabinetry, formica countertops, a 20+ year old a/c, smelly carpet, leaky windows...well you get what I mean by now. Here you will see a home that has had a permitted addition and the entire home has been renovated...it is truly beautiful and turn key ready for new owners, who by the way won't have to worry about an old a/c unit when temps begin to soar in a few months, because it has a new 3.5 ton a/c with a 10 year warranty, energy efficent double pane argon filled windows and new insulation. This home has over $55,000 worth of renovation alone including additional 430 square feet on new livable space. Now, you can see all homes within a mile priced between $125,000 and $200,000.
Do yourself a favor and ask your Realtor to compare this home in its current condition to the homes they are showing you that are $20,000 less for features and benefits and real world value in dollars and you will see that this is a great home for the money and the fact is I have spent the big bucks to make this home move in ready for someone who will only have to come up with a down payment and all of the new benefits are covered in your low monthly payment. Yes, I mean low...even with an FHA loan, you can have a payment significantly less than rent and surely you won't have to spend $55,000 to make this home up to date...I already did that! I am pretty sure that 2 Realtors who showed their clients this home did them a great disservice by not evaluating the condition, inventory and overall available value in this home, but that may just be your opportunity to take advantage of it as only 1 buyer can call this house home.
