The market must be improving because the influx of newly licensed agents seems to be increasing.  There are many new members who write post and ask questions seeking direction and information on how to become successful in real estate.

It’s difficult to be “green,” but whether one is new or seasoned, the key to success can be stated in one simple sentence It’s not what you know but who you know” that leads the way to a successful career in real estate.

Not only was I an example of this happening 38 years ago, but I’ve witnessed many successful agents beginning a career because of knowing the “right people.”  The “right people” could be a builder; or it could be a banker; or an attorney; or a number of other professionals that interact with people who will be future clients. 

How many times have Broker/Owners/Managers shown enthusiasm after interviewing a newly licensed agent with the “right name” or the “right family contacts” that will lift the entire office to a different level?

Very few newly licensed agents have the right contacts, but it’s not difficult to find or search out those people.  That’s what “networking” is all about. It’s certainly a slower method than having the contacts “built in,” but if done properly, networking could result in the opportunity to meet your first “right person” to ignite the fuse that will send you soaring with the eagles.

I learned this lesson especially when I left the Boston area after being in the business for 3 1/2 years and moved to SoCal in 2005 where I had no connections whatsover. Starting over was a challange. I also discovered blogging which, in addition to networking and building relationships, helped the business grow.

Barbara, these people are gold mines. If they do nothing else but bring in the clients, everything else can be done for them within the brokerage. The one I have in mind just needs to pass that test!

Barbara I missed this post but thanks to Patricia Kennedy  I am here... as I mentioned to her. Here in Beverly Hills we see it often that a large national brokerage will higher someone just because they have graduated from Beverly Hills High School...for the same reason you mentioned....Endre

And sometimes - it's just knowing a LOT of people. When I opened Cliff Realty I already had 9 years of past clients, but the lady who became licensed and was my first agent had operated a successful gas station/ mini store for that 9 years.

That is the one thing they don't teach you in real estate school. Agents have no idea when they get their license that it's not about "what" you know but "who" you know. However, every once in awhile someone comes along who bucks the trend. They do something that very few do, they make it about "what" you know instead of "who" you know. So it's possible to have a successful real estate career based upon the "what" instead of the "who".

At first I disagreed with your statement about who you know, but after reading further, I think it makes sense. I started in an area with very few contacts and have built my business from the ground up. I have had to make a lot of connections with clients and community members for my business to grow. After all, this is a people/service industry!
