I get a call from someone I know who asked if I have a minute to discuss some Commercial Real Estate issue with them and a third party over the phone. SURE...sez I and we begin. It turns out I know of the third party, her business and quite a bit about her past, present and future. Why? Because I make it my business to do so

PROFESSIONAL PRYING

As I travel through  my own neighborhood daily, my neck of the woods, I always look around for activity, new events, gatherings and goings on because I am the agent for the area and I like to know what is going on in my backyard so to speak.

HEY, WHATS GOING HERE?

I meet people all the time, discuss random issues and I pick-up tidbits here and there thus keeping myself current and in the loop for what is going on. It is as simple as that. It helps to have an inquiring mind and a desire to put that knowledge to work too

PROFESSIONAL CURIOSITY

When I see a for rent, for sale or for lease in my area, I take note of it. I can tell you what pricing goes for in the area, what rents go for and demographics too like foot traffic and locations. It is just something I took notice of, like to do and then put to work

PEOPLE LIKE TO TALK

If I see new construction, remodels or street improvements, I always inquire in a friendly way as to what is being done and why. It is interesting to note that people like to talk and share and if one inquires, there are answers just waiting to reveal themselves. I like to listen to people talk

KEEPING THE LOOP CURRENT

When I do get asked...Who are you and why do you want to know...about what I am inquiring, I tell them I am a local agent who likes to stay in the loop about what is going on in case anyone asks me. It makes for a nice & tight community. They approve and we then exchange and converse. It never fails

BACK TO THE THREE-WAY PHONE CALL

The caller and the third party and myself start the conversation casually and when I hear the callers name, I cut to the chase and take over the conversation. I know you. You sell that product that everyone loves and you were losing your location and had no where to go.

BOTH IMPRESSED

Yes she says encouraged and surprised. The one who initiated the call is full of pride that his source (me) is already helping. What I am surprised to find out is that this lady is working with an agent who is not communicating with her and she is getting frustrated.

MY AGENT IS NOT AVAILABLE

I have heard this so many times. Why wouldn't an agent, communicate effectively with their own client? What excuse could possibly exist that prevents this? Plus, the annoyance and complaining factor gets turned up to the point where the client starts to bad mouth their own agent. Case in point

WON'T RETURN CALLS?

I had to give the standard "mam", you have an agent and this is an ethically driven business which prevents me from going into too much detail or further conversation here. I strongly recommend speaking with your agent and resolving your issues. Her response: He wont return my calls

TO THE CALLER...CALL ME ANYTIME

I had told the party who instigated the call (not the lady who was on the line), that if he has any questions, I can consult anytime thus providing a good neighbor service. To woman, I left her with the following being careful not to tread on another agents toes....

TALK TO YOUR AGENT

Mam, you have to have a command of your own situation. Ask accountable questions, make necessary inquiries, and have some general knowledge of what is going on and why, if you want to have a better outcome. That's all I can tell you at this time. As to her agent, get in or get out applies too well

You know Richie Alan Naggar sometimes I think we (Realtors) take this ethical thing too far. People have a right to change their minds when they "hire" the wrong agent. I personally think that we have a duty to advise them to "fire" their under-performing agent (or at least that they can).

Hello Bill Roberts ...I tend to agree with your commenting. I sat on professional standards & grievance for 10 years...There are some not so good agents out there

Richie Alan Naggar  I hear this often, maybe too often when buyers call me direct about my listings. I always ask if they have an agent and that is when the stories start for some who do as to why they are calling me direct. I wil ask if they have a signed contract. I have to agree with Bill Roberts too.
