2015 was an awesome year for single family home sales in La Crosse County, WI. Just about every month had increases in both number of homes sold and in averages sold prices - sometimes even double digits!
1284 single family homes were sold in La Crosse County. This is an increase of 12.23% from 2014 when 1127 homes were sold.
The average sales price in 2015 was $181,804, up from $169, 246 in 2014. This is an increase of 6.91% - the largest single year increase since 2005!

We could anticipate these increases since this spring. The spring sales season in the past has started in March or April, depending on the weather. This year it started in February when days on market started to go decrease. If you didn't get your offer on a home within a week, it was either already sold, or it was in a multiple offer situation. The increased number of sales each month over last years numbers continued into the fall and holiday seasons.
We are anticipating an early start again to the 2016 spring home selling season. Last year there was 388 homes for sale in January, this year there are 298 homes for sale. Less choice for the buyer might mean difficulty successfully bidding on a home and a higher price paid. If you are thinking of buying a home, it may be time now to talk to your lender and get your pre approval ready to make your offer more attractive to sellers.
