There are 4 reasons your house didn't sell.

I'll start with... Location....Location....Location. Is the house on a busy Street? Are cars whizzing by at all hours? How about the Neighbors? Are the homes keep up, cars up on blocks in the driveway. Is trash blowing all over from local dogs getting in the trash containers? Is the property close to schools, shopping and entertainment? How about the property taxes.

You can't change these things. But, they are going to reflect on the sale of your property no mater how nice you keep your house.

 Home owners tell me how much the Smith's got for their house ½ mile away on a quite street with manicured lawns and lower taxes. I tell them:

The market value of your home is not:

!. What you have in it.

2. What you need out of it.

3. What you want.

4. What it appraised for.

5. What you heard your neighbor's house sold for.

6. What the tax office says it is worth.

7. How much it is insured for.

8. Based on memories and treasures.

9. Based on homes where you are moving.

I used to say there are two reason why a home doesn't sell - marketing or price.  In today's market it's only price.  Even if the house is not in a good location - there is a price range where the house will sell - it may not be what the seller wants, but it can be sold.

I think location had alot to do with selling here in Blue Ridge, Georgia. Today it is based on price. This is a second home market here and that has slowed down alot lately.

Judy.. I agree with what you have mentioned... but the one thing that STILL holds true is that many realtors are STILL WAY OVER PRICING HOMES.  Some are listed at prices from 2 years ago.. what are they thinking.  Guess what.. they are expiring... and the realtor can't figure out why.  I can give them a hint... and it is NOT the location.
