Unit sales in December were 15, unchanged from the same month last year. Sales/list price ratio in December moved down to 96.1% from 102.1% in November.

Median price in December was $1,525,000. This is up 64.9% from $925,000 in December of 2014. This is the highest median price has been since April, 2015. 3-month median price of $1,350,000 in December was up slightly from $1,285,000 in November and up substantially from $999,000 in December of 2014. Price per square foot in December was $507. This is up from $505 in November and up from $470 in December of 2014.

Inventory

Inventory of 37 in December was down 21.3% from 47 in November but up 54.2% from 24 in December of 2014. New listings of 4 in December were down considerably from 12 in November but way up from 1 in December of 2014. Months of supply of 2.3 in December was down moderately from 2.9 in November but up considerably from 1.3 in December of 2014. This is the lowest months of supply has been since February, 2015.

Market Time

Days on market of 98 in December was way up from 39 in November and up modestly from 90 in December of 2014. This is the highest days on market has been since February, 2015.
