Grand Lakes Katy Tx Beautiful Family Oriented Community
Grand Lakes Katy TX is a community with over 2,200 single family homes with varying different styles and floorplans. Grand Lakes is a family oriented and pet friendly neighborhood. Grand Lakes was developed by Trendmaker and the first section homes homes were being built back in 1998. There are no more brand new homes in Grand Lakes as the neighborhood is entirely built out and has been for at least 7 years. The neighborhood has a very strong Homeowners Association and looks great all the time. The HOA can be a pain but their close control helps to keep property values from falling and the whole area looking very appealing to all who come here.
Grand Lakes is made up of single family one story and numerous two story homes and some patio homes. There are no condos or townhomes in Grand Lakes as reported by some other agents. The neighborhood is located both on the east side of Highway 99 or Grand Parkway at Fry Road and on the west side of 99 at Fry Road. Grand Lakes encompasses approximately 1,250 acres with numerous cul-de-sac streets. These streets help to cut down on drive through traffic in the neighborhood. Grand Lakes is a family neighborhood loaded with children of all ages. It is estimated that over 20 % of the total acres of land is devoted to parks, hike and bike trails, man made lakes and several recreational facilities.
Builders who built this neighborhood include Newmark, Trendmaker, Ashton Woods, Coventry, Perry and David Powers. Homes range in size from approximately 1,600 square feet up to approximately 6,000 square feet. The basic concept was to build an old fashioned family community where everyone could feel at home when being home or driving in the neighborhood. Grand Lakes is another of those communities with a small town feel but located in excellent location to take advantage of everything Katy and Houston offers its residents.
As the name suggests Grand Lakes has 27 man-made lakes and some are stocked with fish. The community has a catch and release policy on all fishing activities. There are several area pools including a swim team pool. Grand Lakes has a golf putting green, tennis courts, community center, dog park, formal park, many miles of bike and hiking trails, and kids splash pad.
There are Grand Lakes Homes for sale as available inventory of 29 homes with prices ranging from $229,000 for 1,857 sq. ft. 3 bedroom, 2 bath home to $$699,900 for a 4 bedroom 4,857 sq ft. with 4.5 bathrooms.
During 2015 there were 123 homes sold or approximately 10.25 homes per month. The median price was $379,200 or 121.67 per sq. ft. with median days on the market of 29 days or average number of days of 61 days. These quick market tips are meant to show an overall trend and each home needs to evaluated all by itself.
This community is zoned to Katy ISD schools and all of these are excellent schools. Right now children attend Roosevelt Alexander elementary school, Beckendorff Junior High School and Seven Lakes High School. Katy ISD however, due to rapid growth, has been changing school boundary lines on a frequent basis. There are no absolute guarantees as which school will zoned to which Katy neighborhood now and certainly well into the future. Katy ISD has over 62,000 students this school year.
Grand Lakes holds several community events each year for residents to attend.
I live in Grand Lakes and we were one of the first occupied homes in Section 1 back in 1999. There is a special feel or ambience associated with living this neighborhood. We love to walk all the trails that exist on the east side of highway 99 and sometimes take pictures. I also really like riding my bicycle through the neighborhood It is very easy to get from one section to another via the numerous trails. The area is friendly and the sights along the way are very appealing.
A fairly new Commercial Center located on Fry Road immediately in front of Grand Lakes has added convenient shopping stores including a Whole Foods store and several excellent restaurants with close proximity for all Grand Lakes residents. Just west of Highway 99 at Fry Road is a large HEB grocery store, Home Depot, Bank of America and Chase Bank offices, several restaurants, much much more. .
