Braemar Property Values: November-December 2015 (Carriage Series)
Since shoveling out of what we had so far of the blizzard 0f 2016 seems pointless, why not park myself at the computer and put together another Braemar Property Value Report. This one details sales from the Carriage Series during the last two months of 2015. Carriage homes, by the way, are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.
There were three sales of Braemar Carriage homes that sold in November and December. All three were Oakdales with finished basements. Only one of those basements had an exit. Sold prices ranged from $370,000 to $380,000. That's a pretty tight range for three sales. The average of all three gives us our new average market value for Braemar Carriage homes of $374,967. That's a very slight decrease since last report (less than 1%) and a 12% increase since last year.
If you placed your Braemar Carriage home on the market, priced to current condition, you could expect it to be under contract in an average of nearly two months. You could also expect to give an average of about 1.5% of the sales price in closing cost help to the buyer.
The next Braemar Property Value Report will be out in late March and will detail sales from January and February.
