This was a busy week for condos, but not so much for houses. Overall, the months is going strong with 54 sales, trying to surpass the 67 from Jan 15. We have one week to go. With 37 properties Islanwide currently under contract and another 172 in escrow, there’s a good chance we’ll make it. Now on to your update:

Back on the Market:

After being quickly withdrawn after the initial listing, Nihilani 7C is back on the market priced at $679K. The seller bought this unit for $470K in 4/11.

Contingent:

Villas on the Prince 2, priced at $635K went into escrow. The seller bought this townhome for $875K in 10/05.

Sandpiper 107, priced at $360K, found a buyer while listed for $360K. It last sold for $365K in 9/04.

Sales:

Villas of Kamalii 50 sold for $715K cash while listed for $729K. The seller paid $620K in 4/04.

Under Contract:

Cliffs 7203 moved directly into under contract from being an active listing. Priced at $670K, this unit sold previously for $875K in 10/05.

Expired:

With a price of $669K, and after 364 market days, Villas on the Prince 33 expired without finding a buyer. The prior sale was for $555K in 8/03.

Price Changes:

Emmalani Court 525 is down from $6244,500 to $599K. The seller paid $475K in 6/09 for this unit.

Pali Ke Kua 109 increased from $795K to $850K. The last purchase was for $620K in 7/14.

4096 Aloalii is listed for $1.1M. The last sale was for land in 10/00 for $125K. Also new on Aloalii is 4020 Aloalii priced at $1.399M. This home was purchased in 12/13 for $1.230M.

With a list price of $1.935M, 3856 Kaweonui is now on the market. The most recent sale was in 3/06 for $985M. It was listed previously from 6/08 to 5/09, starting at $1,397,500 and ending at $1.175M.

Back on the Market:

5136 Napookala Circle went into escrow on 12/29 but is unfortunately, back on the market still priced at $1.499M. The prior sale was for land in 4/14 for $430K.

Price Changes:

3899 Kamehameha was priced at $959K and made a very minor reduction to $954K.

4133 Rooke Place was purchased as land in 6/03 for $323K, after which the home was built in 2004. It reduced in price from $1.350M to $1.290M.

We’re off to a good start this new year with many buyers looking to finally own their piece of Paradise. While viewing properties online, buyers often look at taxes and HOAS (for condos) in an effort to understand potential expenses as a property owner. You should be aware that HOA’s can and do increase when deemed necessary by the Board. More importantly, taxes are determined by USAGE and not ZONING. What a senior citizen homeowner in their principal residence pays in taxes will be quite different if the property is purchased as an investment and used as a vacation rental. More on this next time.
