I prepared a summary of the market statistics for the neighborhood of Hidden Valley Ranch in Prescott, Arizona. Here is a graph that shows a summary of my findings.

Hidden Valley Ranch Sales Statistics for 2015

Conclusions:

  • In the area of Prescott, Arizona, single story homes are in demand and sell at higher prices.
  • In any desirable neighborhood smaller homes sell at the highest price per square foot.
  • Sales of distressed homes (marked in the chart by "AS-IS, Estates, etc") sell at much lower prices than do homes that are prepared to show at their best.

I worked for a long time with this data in a spreadsheet table. Some of these conclusions were not at all obvious until I put it into a graphical form. I had to go back to the MLS Reports to find the details on the "AS-IS, Estates, etc" data. I discarded the data for around five home sales due to being "outliers" and not being representative. Included in the discarded closings were one that was far larger than 4,000 sq-ft as well as around three that had "aesthetic or architectural" anomalies.

I will make another study that shows days on the market trends using this same data.

Single floor homes are better sellers in my market as well.

Very interesting data.  I am sure that you worked very hard to pull all this together.

Lise Howe -- Thanks for your comment. I started a neighborhood for Hidden Valley Ranch at nextdoor.com. I am doing a "non-real-estate" mailer to continue to get neighbors to join that on-line forum. I have over 300 members now, so that is a start on getting my name out to that neighborhood.
