Braemar Property Values: November-December 2015 (Heritage Series)
Are you tired of hearing about snow? Well, you're in luck. I have another Braemar Property Value Report to share with you. This one focuses on sales in the Heritage Series homes in our neighborhood for the last two months of 2015. Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans: Exeter, Yardley, Zachery & Waverly.
When it came to Braemar single family home sales in November and December, Heritage Series homes saw the most sales. There were a total of four that sold. Their final prices ranged from $425,000 to $458,900. All but one of them were Yardleys. The odd guy out was a floor plan (the Chatham) discontinued by Brookfield shortly into developing our community. With five bedrooms upstairs and an open family room to kitchen, this was probably a very early, clunky predecessor to what is now the Waverly. The average of all four final prices gives us our new average market value for Braemar Heritage Series homes of $439,475. That's a jump up in average market value of over 2% since last report, but a slight decrease of about 1% since last year. That demonstrates market stability.
If you placed your Braemar Heritage Series home on the market, priced to current conditions, you could expect it to be under contract tin an average of thirty-eight days. You could also expect to pay an average of nearly 1% of the sales price in closing cost help to the buyer.
