Typically an FHA loan is used with this program, however I've been told that other lenders have used it too.  They must meet minimum FHA standards. I have a lender that has processes some and currently have one I submitted to a lender for a Short Sale, no answer yey, however have been told some banks are considering Nehemiah to sell before foreclosure. No personal knowlege of any however.
