Training, Leads, Systems - Quantify and Qualify

Buyer leads, seller leads, CRM systems, SEO, training programs for everything possible senario exist in the real estate plain and game.

You want more business, maybe you want to move in a different direction. Jumping into anything with both feet and expecting a magic solution to your problem is foolhardy but we've all done it, me included. False promises, examples of success, high expectations, followed by disappointment, irritation and regret at money spent. Does this sound at all familiar?

As Realtors we are not all the same. We work in different areas, we serve different kinds of clients, we each have different philosophies, most of us have a preference about the clients we want to work with and even our yearly volume. And we all generate business using a variety of methods:

  • Open Houses
  • Just Listed Cards, Just Sold Cards
  • Free Seller Valuation Websites
  • Buyer Leads From ZTR
  • Active Rain Referrals
  • Active Rain Platform
  • Our Wordpress Blogs
  • Ghost Written Posts
  • GURU provided SEO, writing, training, that endless list of "professionals" that tell you what you want to hear......
  • Personal Client Base
  • IDX Leads
  • IDX Web Sites (Little to no other content)
  • Training Programs
  • Company Training programs
  • Press Releases
  • Third party websites
  • PPC Campaigns (Pay per click)

And so on. It's BIG BIG business providing us all with a managerie of choices. Time or Money it's your choice. BUT.

Have you really stopped and quantified (Logic), or qualified (Skills, experience), the offering before jumping in or following the crowd? I know many of us here have had great success with a lot of the above. I am not saying any of it is good, bad, ugly, works or fails, or a waste of money. Because we are all different and want different things. Something that works in my area may fail miserable in yours. Do you trust your gut or rely on......what?

Before signing up for the next program, before your wallet is squeezed, stop, think, research. Do not fall for the squeeze page type of web pages. They are designed to guilt you into clicking and paying. They are TRAPS. Yes TRAPS. Don't dive right in because your friend said so or even because she got results. Don't even follow a companies trainings just because you work for them.

You have got to be sure the program or service really is right for one person and one person only....YOU. Before deciding any of it you must go back to "you" and what you want from your marketing dollars or training sessions, what's the goal of each thing you invest time and money in. Can you afford to lose what you are about to pay?

Make 2016 the year you spend more time thinking, more time researching and less money spent. Finally trust your gut. Instinctively we all have reactions to things we hear about. Learn more or walk away, but never jump right in. First quantify, then qualify, for YOUR business.

Oh Yes. Sadly, I've been down the shinny object and GURU road ... too many so called experts teaching things that do not serve us.

"GURU provided SEO, writing, training, that endless list of "professionals" that tell you what you want to hear......" Ironically I have been there ... done that ... spent that.

Your timing is impecable.  Just got off the phone with  Another Lead Gen company.  Interesting business model compared to most calls I get, but still, you can spread yourself too thin these days with all the "tools" available to real estate agents.  Develop a plan, then stick to it and see it through (I'm talking to myself as much as anyone.)  


Jay Papasan, coauthor of The ONE Thing said in an interview that one of the topics he left out was the topic of the "low hanging fruit" from his book.  The concept is that even if it's easy and profitable, if it's not directly involved in your reaching your most important goal today, it's going to drag you away from your path. Watch out for it.

I have seen agents pluck down lots of money thinking they just bought the magic pill to their success--me included. Now, I carefully analyze where I'll spend my money and even then, I can still make mistakes. We have to find what works best for us and then run with it. I try not to get caught up in things that make other agents successful and instead try to focus on the things that make me successful.

The People You Know, Like and Trust!

I have been down a couple of those paths myself. I got rid of most of them last year and am focusing on what I can do to reach my goals for my Brokerage and myself. I am a lot happier!
