Another "Flip" Update

Lately I have been posting the progress my husband and I have been making on our first flip.  This week we have taken another big step towards completing our little project.  The home we purchased has wood floors throughout the entire home, but they have been covered with carpet.  Evidently, the person who installed the carpet had recently purchased a new staple gun and was really excited about using it for the first time.  The floor was FULL of staples.  All of them had to be removed before the floors could be refinished.  My husband work tirelessly for weeks on his hands and knees pulling staples and last weekend he finally finished.  However, once the floors were sanded we found some unforeseen problems.  It seems the little dog who lived here didn't much care to "do his business" outside and much of the flooring was ruined.  After all of that work it seems that it will be more cost effective to install new carpet than to replace the boards and stain them.  The bright spot of the whole ordeal has been the dining room.  The flooring in that room is in good shape and we were able to refinish them and they look great!  Even though things didn't turn out as we had hoped, we are really excited.  The carpet is scheduled to be installed the first of next week.  We are finally starting to see the light at the end of the tunnel.  Once the floors are done we only have some touch ups to do to the paint and a few odds and ends in the laundry room and the front porch and then it is on the market!  We can't wait!

Yup those little critters can really do a number on floors!  I would be interested to know what your #'s are when this flip is complete, mostly because of the current market conditions.

I'm working on my first flip, too. In fact, I'm still looking for it. I put an offer in the other day on a property as a backup to someone who is having a hard time closing it.
