Las Vegas, Nevada – These days, if you look at some of the business cards used by Real Estate agents, or visit their web sites, it seems everyone is calling themselves a “Luxury Agent.” While every agent dreams of selling multi-million dollar homes for a living, the truth is many of these agents rarely (if ever) sell Luxury homes.
What agent should you use if your home is not so, “perfect?” Maybe you own a beautiful home, but it needs some work? (or, maybe a lot of work?) Maybe it’s in a nice neighborhood, but could use some new carpet or updated appliances? You DO NOT need to spend thousands of dollars preparing your home for sale. You need an agent who knows how to highlight your homes strengths, and advertise it accordingly. Buying new flooring or repainting a home does not guarantee stronger offers or a higher sale price. In fact, doing this may cut into your net proceeds. For example, a client named “Robert” wanted to sell his home, however, he asked us to wait until he replaced the carpet. He felt new carpet would help the home sell faster. Additionally, Robert decided to repaint the interior. When all was finished, Robert spent almost $9,000 on carpet and paint. The home sold for a fair price, however, a week after escrow closed, the new Buyers ripped out the carpet and put in ceramic tile. Additionally, they had a painter re-paint the interior of the home with their own, personalized colors. The moral of the story is the new carpet and paint meant nothing to the Buyers. They already knew it was going to be replaced, and had planned on the expense. Could Robert have sold the home to the same Buyer and possibly saved himself $9,000 in expenses?
While there are some outstanding “Luxury Agents” in Las Vegas who are experts in the “High-End” market, are they the right agent to sell YOUR home? For example, while most of us would consider a one or two million-dollar home a “Luxury Home” the fact remains there are agents in Las Vegas who deal exclusively selling homes in the $5 to $10 million dollar range. Some homeowners in the $400K to million dollar range may get excited at the idea of listing their home with one of these agents featured in the luxury magazines. The question that should be considered is, “Will they give your home the same attention as one of their more expensive listings?” If they do not feel your home is worth their time, will they have one of their less experienced licensed assistants handle your sale. If they feel your home is “less than perfect,” will they advise you to spend thousands to remodel? This may not result in the best outcome for you.
