In 13 Years This Is The Last Thing I Expected This Morning

The first contact this morning was the seller of my newest listing. He asked that I suspend showing until tomorrow. Ok, I'll bite, What's wrong? Well he told be, my home was robbed and my house is a mess. I also felt violated at that point and knew I had only given out the lock box code to 3 agents. One, that I trust followed up by telling me he never showed the property. The other two, well I don't know them at all. My guess is the last agent was to blame. The seller slowed me down and said he might have left the back door unlocked. As there wasn't a sign of forced entry.

The more we talked, I asked him why he wasn't more upset? It turns out, the neighbor across the street Man in Jailvideoed the whole episode. And got the license plate number. So he has some hope. I hope he ends up in jail.

Now I know my sellers disclosure has two paragraphs about the safety involved  while the home is for sale and that lock boxes are poor security. But I always treated it as just another disclosure, this has never happened to me while listing homes for sale in Saint Cloud, Florida.

The last thing I thought of was his dog, a female pit bull. Somehow the thief put her in a closet. I am sure he must have baited her. Made me reflect on would my Rottweiler have fallen for food.

Bummer. With all the pictures and floor plans we are "required" to put on the Internet, I'm surprised this doesn't happen more often. The next phase will be that all homes for sale have hidden cameras with motion sensors.  I just got two so I can use them at open houses.

Maybe we should stat a new trend to stop placing more than one picture, with an invitation to send an email for information about where more pictures can be found. Then an IP, ID, trafic checker can at least have a list of places to start for hunting down a burglar.  Not to mention the better leads we'd get - free.

Our home was broken into last year. Whoever it was must have done something to my cat, because she always acted skittish around me after that. I would love to know for sure who done that. I have my suspicions, but can't prove anything. I'm glad the dog was okay, but poor thing was probably scared to death locked in a closet.

Hi Mark Horan - In my area, all lockboxes are electronic keys. When the box is opened it times stamps and lets us know who the agent is that opens it. That info goes right to the MLS website.  Not a cure-all but helps to track an issue.  Sorry to hear of your break in...

These stories are always disturbing, you never know when and where this can happen, luckily no one, including the dog was harmed.  Hopefully the lockbox had nothing to do with it but typically it's the first thing that comes to mind.  Thank goodness for cameras!

I hope the person that did this is arrested for the robbery.  The security cameras hopefully saved the day.  Thanks for sharing.

Mark - a good post - as you point out, not really about the type of LBX but about preparing the seller too; not always the fault of we pesky, careless Realtors, but sometimes just an unfortunate circumstance.

I've had owners that don't want a lockbox of any kind say that they will just leave and have the door unlocked for the Realtor and their client then 'come back later'. I always tell them I'm not comfortable with that - legally I'm not sure if I would be to blame if the showing never happened and a break-in occured but I would rather make the appointment when I can be there and then lock up with another key than to risk being responsible if something happened.

Unfortunately, evil people will always exist regardless of security or vigilance. Wireless audio-video surveillance is a tool that many are using to combat crime and also to prevent burglaries and vandalism.

So sorry your seller had to deal with this violation. Too often we get in a hurry and forget to check doors and lights. And oops, did I just find keys in my pocket from 2 houses ago???

Years ago, I had a seller leave the front door open for me to show my buyers.  She told me she alwayx leaves the door open.  I learned a lesson the hard way when she called me back to ask why I hadn't locked up after myself!  That one is burned into my memory banks and I always check doors before I leave.

What an awful thing to have happen. I'm not sure what I would do if I were the seller. I wouldn't want to leave the house unattended, and I would certainly want to move as quickly as possible.
