Queen Creek is Not San Tan Valley

Queen Creek is not San Tan Valley and many people, including real estate agents, are confused on the vast differences between the two areas and what makes each location unique. As your Queen Creek and San Tan Valley Realtor, I am very well versed on this issue and have written several blogs to help clear up some of the confusion: Do I Live in Queen Creek? and The Differences Between Queen Creek & San Tan Valley are both great places to start!

I was recently working with some home buyers who were open to purchasing a home in either Queen Creek or San Tan Valley, and they had a very specific budget and wish list for their new home. We found some wonderful options in both areas, but they ultimately ended up purchasing a brand new home from a builder located inside the Town of Queen Creek’s borders. During the course of our house hunting adventures, we had many discussions on the pros and cons of each area. Some of the main points of our conversation are listed below and they may help you as you decide whether the Town of Queen Creek or the nearby San Tan Valley will suit your needs best.

1) Home prices will vary between Queen Creek and San Tan Valley. If the home is located within the Town of Queen Creek’s borders then the price will be higher. This is primarily due to the location of the home and the access to city services as well as the vicinity to amenities. Here is the big confusion…not every home with a Queen Creek address and zip code is actually located in the Town of Queen Creek! Are you shocked? Surprised? Baffled? Then you are not alone! In order to be considered a resident of the Town of Queen Creek, you must live within the Town’s borders according to the map below. The address and zip code are not enough to qualify! For example, a home can have a mailing address that states Queen Creek, AZ 85142, but the home is truly located in Pinal County outside the Town limits, and therefore not in the Town of Queen Creek. Queen Creek Zip Code Limits

2) The great majority of the Town of Queen Creek is located in Maricopa County and homes in San Tan Valley are located in Pinal County. The Town of Queen Creek has higher sales prices and higher property values than homes in San Tan Valley. If your budget allows, then you might consider buying a home in the Town of Queen Creek. If you are a first time buyer or looking for a second home or vacation rental property, then perhaps San Tan Valley is the best investment of your dollars and where they will stretch the farthest!

3) Living in the Town of Queen Creek includes benefits such as the local Town Council, a Town Master Plan, the Queen Creek Library (only residents of Maricopa County are given library privileges), and an overall well run entity to protect the citizens. In Town, you also have city fire protection and public utilities, whereas, in San Tan Valley, those services are private and not offered as a public service.

4) The Town of Queen Creek is filled with many amenities that you will find in the much larger neighboring cities, but you don’t have to go far to find fabulous shopping, dining and entertainment right in the heart of Queen Creek. And, with access to the freeway nearby, it makes getting to and from work easier. Many communities in San Tan Valley are located just 4-5 miles from the Town of Queen Creek’s border and just a short drive away from enjoying all of these conveniences.

Hi Karen Berg - It can be very frustrating with city or township borders.  I think a lot of it has to do with customers having the city they really prefer as their mailing address.  Sedona and the Village of Oak Creek and Big Park also have an "identity crisis"!
