Door County Rock Star homes...love them and list them! I wrote a similar post four years ago, and wow--the times haven't changed too terribly much!! We've all had listings we've loved, and other listings that have been "challenges". You know the ones...the house with the scary basement, the house with LOTS of potential, the home with the odd odor that no amount of cleaning seems to remove. These are priced to sell, and they are our bread and butter. Eventually, they find their new owner, and modifications are made, and in a few years you don't remember the old interior, as you admire the new exterior and new landscaping. These homes make up the majority of our inventory.
And then there are our "Rock Star" homes. Usually glittery, worthy of a jumbo loan if necessary. You know what I mean. The home that you walk in and see yourself in. It can even become a bit personal. Walking into a home you want to list, that you know you have some competition on the listing, and discovering yourself just loving the home. Thinking "I have GOT to list this home, no one can sell this home like I can, I LOVE this home!" You know the syndrome. It's the Rock Star Home. A Rock Star Home can be a type "X", too. A type "X: home is a hybrid---a one-of-a kind. That quirky home in a great location that you just know is going to get an Offer soon, even though it doesn't have all the usual bells and whistles. It simply has "The X Factor". If you add a bath, it's a sleeper in the rough. Put a wrap around deck, change out a kitchen counter. With a few tweaks, the sleeper "X-Factor" home can become the neighborhood gem!
I have a few real estate Rock Stars in my inventory right now, (most of us would't mind "a walk to the water" residence , even in late January). I love everyne one of them, and they have everything many of my buyers would love or need. Things like" Everything on one level. Lots of sunshine. Peaceful, tasteful. Great neighborhood. Amazing spaces for entertaining." I have to go visit one of my X-Factors this afternoon, too. It's going to make the perfect space for someone to create Door County memories in a unique setting.
However, Rock Stars and X Factors don't even have to be MY listings. Sometimes they just become homes I really, really want to sell for another broker, because I believe I've identified a potential Rock Star or "X Factor" in someone else's inventory, and I just KNOW the home would be right for my buyer(s). Maybe the current listing agent doesn't even realize it! I know a jewel or a diamond in the rough when I see one. Maybe we all do. The underpriced condo that is screaming for an owner because someone SHOULD buy this hous.... why hasn't this one sold yet, anyway? Those are the ones that stay in my mind like a bright shiny jewel. "Are you coming to Door County this weekend? Great! We have GOT to go see that new listing on Whitecliff Road and the new condominium at Hidden Harbor. You won't be sorry!"
I get excited every time I walk into a new home, or a favorite old one. I think the reason I love real estate so much (other than being a glutton for punishment?) is the chance to work in all price points, knowing I will host a few Rock Stars each season, keep a few X Factors every year, and then know my market thoroughly for my daily bread and butter, too. Not every home has the X Factor or is a Rock Start, but they're all Door County properties, and each one will eventually make a happy home.
