Three Reasons to Get a Home Inspection Before You Sell Your Home
Even for the most conscientious home owner, maintenance items can be overlooked or not even noticed. Lack of time, lack of funds, or just not understanding what needs to be done to keep items in the home operating at peak efficiency can become the norm.
Then when you want to place your home on the market, issues that were not important to you as a home owner can get in the way of a smooth listing-sale transaction.
So here are three reasons to get a home inspection before you sell your home:
- An inspection demonstrates to a prospective buyer that you have nothing to hide regarding the condition of the property. In Texas, in most cases a homeowner has to complete a Seller's Disclosure Notice. But the inspection report from a state-licensed, disinterested third-party should carry more weight for the buyer.
- Issues uncovered during the inspection should corrected. Receipts, invoices, and photographic evidence are great supporting evidence of the corrective actions taken.
- Buyer's will still typically hire their own inspector. If flaws are not discoverd until this phase of the transaction, there is another round of negotiations regarding repair issues. In my experience, not coming to an agreement regarding repair issues is the most challenging aspect of getting a transaction completed after the initial pricing negotiation.
This maybe a fourth benefit too. A seller has a bit more latitude as to who does the repairs. The standard contract in Texas reads in part:
"all required permits must be obtained, and reparis and treatments must be performed by persons who are licensed to provide such repairs or treatments or, if no license is required by law, are commercially engaged in the trade of providing such repairs or treatments."
If permits are needed, they should always be secured by the people doing the work.
So for my money, those are the three reasons to get a home inspection before you sell your home.
