Pasadena CA Brigden Ranch Neighborhood in 2015?
This is a look at real estate activity in the Pasadena Brigden Ranch neighborhood in 2015 along with a sales comparison to 2013 and 2014. I will also share information regarding homes for sale and in escrow as well. Statistical information is from our local multiple listing service(mls) and may not include all transactions. The information is deemed to be reliable but it has not verified and is not guaranteed.
Located in the northeast area of Pasadena(zip code 91104), the neighborhood consists of a variety of architectural styles with influences from Spanish/Mediterranean, English, Bungalow and Ranch on tree-lined streets. They were generally built beginning in the 1920s to the 1970s although there has been some limited newer construction in recent years. The condition and size of homes in the neighborhood can vary greatly.
For purposes of this report the boundaries extend beyond the traditional borders and I use the streets south of Washington Boulevard as the northern border, Casa Grande as the southern boundary and Allen Avenue and Altadena Drive on the west/east. The neighborhood website shows 600 properties so the number from my expanded boundaries will be slightly higher. Part of the area is within the city limits of Pasadena while another is included as unincorporated Los Angeles County with a Pasadena address.
Brigden Ranch is convenient to shopping, dining, entertainment and recreation. It also offers easy access to the Foothill(210)Freeway and Gold Line light rails stations at Allen Avenue(shown in photo number 3) and Sierra Madre Villa.
In 2015, there were 22 mls-reported closed transactions in Brigden Ranch. These sales ranged from $605,000 to $1,400,000 with an average price of $816,551(median sales price $776,764). They sold at 103.37% of last list price and for $463.10 per square foot on average.
In the same January through December time period in 2014, there were 21 sales which ranged from $595,000 to $1,347,000 with an average price of $754,212(median $747,000). They sold at 102.31% and for an average price per square foot of $460.04.
In 2013, there were 26 transactions. The closed sales ranged from $538,000 to $1,200,000 with an average price of $731,382(median $707,500). They sold at 102.97% of last list price and for $431.24 per square foot on average.
There is currently just one Brigden Ranch homes available for sale. Newly listed(this week), it is a two bedroom/two bath home with approximately 1868 feet on a lot that is about 9100 square feet. It is priced at $839,000. There is also a three bedroom fixer in escrow. The last list price of this home is $899,000.
Inventory of homes for sale in the Brigden Ranch neighborhood remains an issue and buyers in this popular area should be prepared that many of the properties that come on the market for sale will attract a lot of attention and the strong possibility of multiple offers. Although, some of the frenzy that existed seems to have subsided a bit, sellers need to be mindful that their homes are properly presented, available to sell and priced properly. Buyers are quite savvy and because of current market conditions have an insight into value.
