At Leisure World of Maryland, residents can enjoy snowy weather without the potential hazards in the way. In this desirable 55+ community located in Silver Spring, MD, well-equipped staff members work diligently to clear snow from roadways, parking lots, and driveways.
When snow falls and accumulates, McFall and Berry Landscape Management—which is overseen by the Leisure World Grounds Department—immediately enacts the Snow Removal Plan. Trucks and snow plows focus on removing snow from all major roads and lanes, with top priority given to the MedStar Medical Center and to medical access in general. The goal is to ensure that emergency/rescue vehicles continue to operate safely. At the same time, shoveling crews work on clearing entrances and sidewalks and treating surfaces with either bulk rock salt or magnesium chloride. The plan is divided into multiple phases for an efficient, organized system.
Action phases for trucks and snow plows
Phase 1: Trucks and snow plows clear the major streets in order to maintain accessible, passable drive lanes for emergency vehicles. These streets serve all Mutual dwellings, the MedStar Medical Center, Clubhouses I and II, and the Administration Building.
Phase 2: The snow vehicles then remove snow from the primary access roads. Skid steers are sent to the High-Rises and Montgomery Mutual.
Phase 3: Courts, squares, terraces, and roads that serve a dozen or more dwelling units receive the third priority, and skid steers work to clear parking pads.
Phase 4: Remaining roads that serve less than a dozen units receive the fourth priority. Also during this phase, a clean-up process begins around intersections, turning lanes, utility covers, drain grates, fire hydrants, and mailboxes.
Action phases for shoveling and chemical application crews
Phase 1: Shoveling crews start with entrances, sidewalks, and walk paths for and around the Trust buildings, MedStar Medical Center, Clubhouses I and II, and the Administration building. On concrete surfaces, magnesium chloride is applied.
Phase 2: Sidewalks and primary access paths for Montgomery Mutual, High-Rises, Mid-Rises, and Garden Style Buildings receive second shoveling priority. This typically happens once the snowfall has ceased.
Phase 3: Individual sidewalks, parking pads, and driveways to Patio Homes in Mutuals 9, 10, 13, 14, 15, 16, and 18 are shoveled next.
Phase 4: The clean-up process begins, which may involve re-freezing roads or tending to more problematic areas.
Additional accommodations and restrictions
While the plan is detailed and follows the order of priorities, the Leisure World Grounds Department (301-598-1314) provides special machine-clearing services to assist residents who are disabled or otherwise unable to use primary access paths and entrances.
Parking may be restricted during a snow emergency (for snowfall that accumulates to two inches or more) to designate space for snow removal procedures. The Director of Security, special police officers, and Mutuals are available to help residents who may have to move their vehicles to a temporary parking space.

Leisure World’s snow emergency plan is prompt and efficient; it ensures that all measures are completed within 24 hours after the snow or precipitation has stopped.
