Orangeburg is Prevalent in Sacramento

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

Just had another transaction in which orangeburg sewer lines were discovered during a sewer inspection, even though the sellers had received a clean report from their own plumbing company. You can see the orangeburg blistering and bubbling in the lovely sewer inspection video, with tree roots sneaking into the line. Never a welcome sight.

We have orangeburg all over Sacramento, even though the company originated in New York, of all places. It goes back a long ways, to the late 1800s. Back when people weren't thinking much about the future, I guess, like we are today. You can read more about this in my personal blog today at this link: Many Sacramento Sewer Inspections Disclose Crumbling Orangeburg.

Tree roots in the sewer line is only future trouble down the line.

Not planting trees near the sewer line is also a good idea that people rarely consider.

Hi Elizabeth.  What is orangeburg sewer piping?  Apparently it has lasted almost 150 years.

Most orangeburg doesn't last longer than 50 years. It is like tarpaper.

You are an agent who really knows her stuff.  Knowing why a sewer inspection is a good idea is just the tip of the iceberg.

Good morning Elizabeth. Have run into issues many times with tree roots causing issue with septic systems. About a third of the mortgages that I don't involve city sewer.

If there is anything the water problems in Flint, Michigan has taught us these past few days, it's what isn't seen on the surface of a home, can be a huge issue. Water and sewer lines, are usually costly to repair.  I have a friend who just had a sewer line replaced.  By the time they tore out a section of the driveway and landscape to access and replace, the bill was approximately, $19,000.  More costly that the $11,500 roof replaced the previous spring!

Myrl Jeffcoat Didn't you tell your neighbor about trenchless? 50-feet of trenchless is about $3,500.
