This is a market report for cooperative ownership (CO-OP) apartments in the senior citizens community of Rossmoor in Silver Spring, Md. 20906. This is a 610 acre gated community at the northern edge of Silver Spring. At the time of this report (1/30/2016) there are a total of 10 such homes on the market FOR SALE, 4 under contract, and another 9 that have sold in the last 30 days.  The absorption rate (Active/30 day sales) of 1.1  a seller’s market.

 

One Bedroom

Currently there are 3 one-bedroom coop homes on the market for sale.  These homes are currently listed from $65,000 to $74,900; with the median being $68,500.  The days on market range from new to the market (1 day) to approaching 3 months (85 days), with the median being 2 weeks (12 days).

Currently there is 1 one-bedroom coop apartments under contract in the community of Rossmoor.  This apartment was last listed for $49,000 and was on the market for 3 months (84 days).

In the last 30 days, 1 one-bedroom coop homes has gone to closing in the community of Rossmoor.  This home sold for $48,000 after being on the market for 2 weeks (10 days).

These homes are all single level dwelling ranging in size from 635 to 1014 square feet of living space.  Your monthly coop fee covers appliance maintenance, utilities, basic cable and property taxes.

 

Two Bedrooms

There are 7 two-bedroom coop homes on the market for sale in the Rossmoor community at this time. These garden apartments and townhouses range in size from 1035 to 1600 sq. ft.  These homes are currently listed from $98,000 to $229,900; with the median being $141,000.  The days on market range from 2 weeks (11 day) to over 3 months (96 days), with the median approaching 2 months (51 days). 

Currently there are 3 two-bedroom coop apartments under contract in the community of Rossmoor.  These homes were last listed for between $89,000 and $139,000; with the median being $97,500.  The days are market for this set of homes ranged from less than a week (2 days) to 1.5 months (45 days), with the median being a week (7 days)..

In the last 30 days, 8 two-bedroom coop homes have gone to closing in the community of Rossmoor.  The closing price of these apartments ranged from $69,000 to $155,00; with the median being $87,000.  The days on market ranged from new to the market (1 day) to 3.5 months (107 days), with the median being 2 months (57 days).

Coop - Cooperative


I do not own a deed to property at XYZ Main Street, but a share of stock in the corporation that intities me to live atthe  address XYZ Main street.


Condo - I own from the sheet rock in and share the cost of building and grounds maintenance with others in the association via the Condo fee.  I own and am responsbile for the maintenance of appliances and fixtures.


Coop - I own the floor (rugs, tile), window coverings, and light fixtures hanging from the ceiling and responsilbe for their care.  I do not own the appliances, bathroom fixures, heating and air conditioning  systems, plumbing systems.  I share the cost of this with other shareholds of the cooperation via my monthly coop fee.


Monthly coop fee also covers water, sewer, electric, and basic cable.  Shareholder has the responsiblity for telephone, internet, and any cable addons.
