How much notice should a buyer give to see a Home listed FOR SALE?

 How much notice should you give to see a home listed For Sale? Is it a day, a night, a half of day, an hour or anytime you want to see it? The answer and your opinion may differ if you are the Home Seller, The Home buyer or the agent trying to set the showing up. With the arrival of Spring right around the corner in the Manchester NH area, we see a sharp increase in home Buyers. Therefore we see an increase in showings but a decrease in "notice to show".

 

 

The fact is clear that there is no answer that will fit every home listed for sale. Vacant homes can be seen any time. Home with young children may require a longer period of time. Either way it starts with the Listing Agent having a clear conversation with the Seller about how showings work, how they will be set up and how long they will need to make the home available for a buyer to see it.

 

That Listing agent should then enter the showing instructions clearly on the MLS listing. Now that does not mean a Buyer Agent will abide by it. There are MANY times i get a call that they drove by a home with their buyer and want to see it RIGHT NOW.

 

With occupied homes, some sellers leave the home ready to show every day when they leave for work. For other Sellers it is just not possible and they need all the notice they can get. It is important for the Listing Agent to discuss with the seller that buyers may ask for a full day, an over night notice or ask to come within the hour so the Home Owner does not go into shock when you ask for that short notice showing.

 

The one fact is that you can NOT sell a home unless a Buyer can inside to see it. Listing Agents need to inform their Sellers immediately upon Listing and Buyer agents need to communicate with the listing agents in order to get the buyer inside. Whether you are a Buyer or Seller, you should know that all agents are not created equal and it starts with the seller hiring a "GOOD" :Agent, one who is WELL experienced in your area and type of Home. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. To those who learned the hard way, they did not have to....

 

 

 

THE BOTTOM LINE is that when you are ready to buy, you NEED to know that there is a Right way and a Wrong to buy or sell a home. This is an example of the wrong way.  One persons mess was anothers whole life. The other agent did not like the home and did not put forth any effort.  

 

The HARD TRUTH is that the BEST way to be prepared to buy or sell a home is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. Free advice can be worth what you paid for it, so when you are ready, do it right.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. I always check the MLS for showing remarks and go from there.  I try to give at least a half day or a full day if possible when scheduling homes to show.

I give notice when the Buyers are at my desk. If we cannot see it within the hour you lose. We have plenty more to show and sell. Most buyers here are relocating and they only have the day.

I agree that at a minimum you need to follow the showing instructions in the MLS but I also tell my buyers that the more notice you can give the seller the better chance you will have that the home is in good condition when you see it.

Sure Scott it depends on the circumstances. Vacant homes and ones with families can be completely different in showing times...

I tell my sellers to assume each day we will have a showing. Spend 15 minutes before bed, then wake up 15 minutes early and invest in cleaning up. Not the funnest thing in the world, but certainly helpful.

Scott we try to get buyers in as soon as possible and our sellers know the importance of being available (within reason).  We have a new listing right now that has dogs so need a little more notice for the seller to get dogs out and on a walk before the buyers show up. They're sweet dogs - but big and loud!

Great post!  I discuss showing expectations with both buyers and sellers at the initial consultation.  2-4 hour notice is expected unless the home is vacant and the more notice, the better whenever possible.  Thank you for posting.

Scott,  Keeping a home show ready can be a challenge for many sellers ... most especially those with children. Agents who do not abide by the MLS showing instructions need to be reported. I have zero tolerance for rude and disrespectful people.

Hi Scott - Nice explanation. That subject is always covered in detail when we list a home, and we always try to work out something that makes it as convenient as possible for both the sellers and any buyers that want to see the home.
