When is the best time to list your home in Crystal Falls, Leander TX?

I get asked this question quite a bit from clients, no matter what neighborhood they live in. I think many agents would not do research and just say, "the spring." Yet, I've found after doing research in many of the neighborhoods that I follow, that the spring is often not the best time.

My suggestion, it's important to have your agent research the market in your neighborhood. Don't listen to the news or read the paper to get your market knowledge. The macro economic perspective may not fit the micro economic status in your neighborhood. 

Here is an important chart I like to review at my listing appointments in Crystal Falls:

This graph compares the last two years for number of homes sold in the CLN area (the area where the Crystal Falls neighborhood in Leander, TX resides). This chart helps me guide my clients in many ways. 

• In the last couple of years, homes sales peaked in July ('15) and May ('14). 
• Depending on the average days on market in Crystal Falls (which in 2015 was 49. And it's best to delve deeper into this number according the the price point in which you plan to enter the market), you will want to list your home so that your home is under contract by June or April. Which means you would want to list sometime in May or March. 
• Here is what I like about this chart as well. In the last couple of years, home buying consistantly increased in March (which means these homes went under contract in February.) If you list during this time, you can catch the first peak and be up against less competition. If you miss the first peak in sales, it's very likely if you listen to the market feedback, you will catch the next peak. (I often tell my clients the market will come and go like the waves of the ocean, and you can see how that is true on this chart).
