Embracing Yelp with CJ's Tips - Yelpers vs non-Yelpers

I am writing this series as an active Yelper.

Prior to writing this post, I researched prior posts on Active Rain regarding Yelp. It is a mix of dated observations, sour grapes and a few Realtors who embrace Yelp. This post is the first in a series on reviews.

Right off the bat, I need to address the importance of only ACTIVE Yelpers leaving you a review. Time and time again, I will run across pissed off Realtors who tell me they had a good number of clients leave them 5-star Yelp reviews only to wind up as non-recommended reviews under the line.

Case in point. This agent(who shall remain unnamed), has 7 reviews with a 2-star rating. (Note: a 2 star average in 7 reviews is telling to the consumer experience)

 

 

She was upset that 22 of her reviews are below the line as non-recommended reviews.

 

 

I layed out a spreadsheet to help her understand why she had so many reviews under the line.

 

 

At the time I first had contact with her, she only had 18 reviews under the line.

Based upon my observations, on or about 9/16/2012, she or somebody representing her, sent out an e mail to a mix of prior clients, friends or family letting them know she established a Yelp account and they were asked to leave her a 5 star review. Starting on the 16th and continuing through 10/24/2012 a total of fourteen 5-star reviews came in to Yelp. That is unnatural and is a big red flag.

Then when you see that most of these reviewers have had zero activity in the past three years and based upon Yelp's algorithm and tracking, Yelp assumes she asked all of these people to leave her positive reviews in bulk, which is against their guidelines.

They want active Yelpers to be motivated to find the vendors they do business with and leave honest reviews. The "zero friend/one review" accounts under the line most likely signed up to leave her a review and then immediately left that review, never to be heard from again. Yelp tracks that. You simply cannot ask non-Yelpers to leave you reviews or they will be buried.

Active Yelpers have friends. Completed profiles. Profile images. Reviews. Location check ins.

Now IF any of the inactive Yelpers became active, there is a good chance this activity might get the reviews after 10/24/2013 published. She has all of these reviews from 2012, most of which don't count. Six from 2013. Two from 2014 and only 3 in 2015. This shows she had a push in 2012 and then sat back to allow natural review postings which is why the four one star reviews are published.

When you have clients doing their happy dance and if you have a Yelp business page, casually ask them if they are a Yelper. They will know if they are. And then let them know you have a Yelp page. That's all you have to say. The motivation of leaving that review is up to them.

The Takeaways:

1) Create or Claim your Yelp Account(which I will discuss in my next post)

2) Do NOT send a blast out to the world asking them to leave you a Yelp review.

3) It’s not too late to increase your numbers which will increase your average score.

4) If you have horrible customer service, no amount of reviews are going to help you. Averages seldom lie.

Have you claimed or created your Yelp page? If you don't like Yelp then focus on other review systems. I am a Yelper. I have access. Yelp can be embraced.

The YELP system is LAME.  The only way to make it matter is to be ACTIVE on YELP.  That is a load of CRAP. If someone gives a review is should not matter if they only are on YELP that one time in order the the valid review to count.  It's all about YELP and it's all about of BS.

I am not telling people to get on Yelp. I am simply stating there is a right way and a wrong way to use it. There are many agents who have successfully embraced it and many even get leads through their advertising system. Fact is, consumers are Googling Realtors and what they see on page of the search results are important. I migh suggest focussing on Google reviews

I don't whether it's related to geography, but around here I don't see a lot of Yelp reviews in the real estate category. Weighting by Yelp does make sense.

And, whether sanctioned by Yelp or not, there are the "Services" that will help build your "Rep" up by posting reviews on you....for a fee, of course. They have been mentioned a few times on AR. As mentioned by others, having a System stacked the way it is lends itself to scammers like this. EVERY System will have abusers and scammers, but I hear just tooooooo much bad stuff about Yelp to take it seriously.

I know you say that we don't have to "embrace it", but we are still hurt by bogus reviews on it whether we "embrace it" or not!!  Sorry to the OP, but the system you're embracing has serious flaws and is hurting good people!!!! Time for Yelp to fade away...quickly.

Yelp is not going away. But I would suggest everybody embrace Google reviews, which makes sense when the largest search engine in the world has a review system.

Current rating is 1.8 stars and dropping.  Thousands of businesses hate Yelp and their unethical business practices.  You say complaints against Yelp are sour grapes. You are blind.  Yelp currently has 4,143 negative ratings of 1 star and only 1,969 positive ratings of 5 stars, many posted by the biased Yelp club members.

Any customer who has completed a business transaction is entitled to voice their opinion and give their rating on that transaction.  This Yelp club elite crap is discrimination and bullsh|t. So you support elitism and discrimination?  All customer votes matter, not Yelp club votes matter.  Do you wear Yelp hoods at the meetings?

So 25+ reviews over a month wouldn't be a red flag to YOU? How do you know that the example in this article was real transactions vs someone who went to Fiverr for reviews? 

It also said they asked friends and family - those people never completed a business transaction, so are they still entitled to voice their opinions? 

Yelp tries to prevent bogus reviews. When several reviews come in within a 1 month period that are all 5 stars, are all new accounts, have never left a review before, have never friended anyone, and then never return to yelp again...  would those look suspect to you?  

And contrary to your comment, NEGATIVE yelp reviews are often hidden for the exact same reason.

My preference is Google reviews. My post specifically had to do with people who don't understand Yelp. I noticed ABC Legal Docs in Colorado Springs has ONE, 1-Star Yelp review and that your Google business page has no reviews. Sour Grapes?

It amazes me how many people say that "nobody takes Yelp seriously" - You know who does?
Yelpers - if a yelper found that business in a search, I guarantee you they would pass it over in search of another company with better reviews. By ignoring Yelp, you are ignoring a generally strong community of Yelpers. 

You know who else? SIRI. Any time you ask for ratings or ask for something nearby you that isn't an actual business name, SIRI goes running to Yelp for the answers. By ignoring yelp, you ignore anyone with an iPhone. 

You know who else? Google. Yelp is almost always a top 10 result if you google a business name. You think someone is going to give you a call if they Google you and see an average 1.7 star review on Yelp? Not likely.

Yelp is not the best way to leave a review but better than none I guess. Leaving a review on Zillow is more relevant to me, since Zillow is a real estate site. Hopefully, you do not need to be a Zillower? Oh my, lol.

Zillow is great as Zillow results usually show up on page one of Google. Plus if you are a Zillow Premier Agent having multiple high start reviews makes you look really good. Being well rounded in multiple review systems makes you look like a rock star!

I have a Yelp account but never really understood the process.  Now I understand why one of my clients (not a yelper) who left a testimonial - that it did not get posted by Yelp.  Thanks for the clarification and details on Yelp.  Looking forward to your next Blog.

CJ  I was actually SHOCKED to learn you are attending a YELP event. I was under the impression that YELP was a computer without a brain or any compassion for human emotions!

I am fortunate to have many wonderful TESTIMONIALS written by my clients. Five of my clients sent wonderful YELP Reviews into YELP and I was thrilled. Three days later, all five DISAPPEARED. They just VANISHED! No kidding...they were nowhere to be found. I even looked under my bed, but they weren't there either....so I wrote to YELP to explain my mysterious situation.

They wrote back and apologized, but said THEIR COMPUTER must not have liked my clients YELPS....so they took them all down.  Yep! That was the professsional explanation I got, and it was a "canned" email automatically generated from their support team/robots.

So you can imagine how surprised I was to hear you've been invited to attend a YELP event where you might actually find PEOPLE instead of Robots there.

And please tell them for me I'm back to posting my YELP LIKE TESTIMONIALS on my website where i can be guaranteed no one will take them down three days after they are posted!

CL J, Janet D and Tina B are not active Yelpers AND their reviews were all within three days of each other in March of 2014. This situation applies to what I wrote about. Three of your clients, who most likely signed up for Yelp within three days of each other, in the past 2 years, to leave you a review has red flags. It looks like you asked non-yelpers to leave you reviews. And you have had only one review since then in April of 2014, which you are really lucky to have since that person is not a Yelper either. Follow my plan to increase your numbers. You also have 1 two year old review on Google. Your Youtube presense is awesome.

CJ - Interesting to hear how Yelp treats its reviews. I wonder if there is any way of tracking bogus reviews from competitors setting up fake accounts.

I don't like anything that has it's 'own way' of doing things and that I cannot control. Don't trust computer algorithms. Personal referrals are the only way to go. Yelp and real estate don't work in our market which is fine by me.

Statistics show that 75% of consumers are googling the names of business professionals with the intent of looking at their online footprint. They want to see you are clearly in business and that your online credability is solid. Personal referrals don't show up in the search results and less then 10% are taking to time to read testamonials.

Zillow is great as Zillow results usually show up on page one of Google. Plus if you are a Zillow Premier Agent having multiple high start reviews makes you look really good. Being well rounded in multiple review systems makes you look like a rock star!

I know a lot of agents are "Premier Agents", that is almost robbery in my book, having Zillow "steal" your listings and having you pay for being #1, #2 or #3, paying $500+ a month for the priviledge.

I had no idea that Yelp reviewed responses this way but it makes sense!  I don't participate much in Yelp as there just aren't enough hours in the day as it is!

Thanks for the article.  Yelp is reaching out to "advertise" premium placement in their ad space.  I stepped into the RAIN to check out other agents posts and comments about their experience.  My current take away is to do as much as you can to get placed organically and not pay to play until they are ready for prime time (or at least price themselves as if they aren't yet ready).
