Converting More Traffic to Leads with Targeted Offers
I thought this would be a great blog to re-introduce to everyone in the 'Rain. We blog here for many reasons, one of which is to increase our presence in the top of Google search. This is a good reminder of how we can increase our ranking without always talking about real estate and boring readers who aren't as passionate about real estate as we are. Creating local blogs about our community benefits us in many ways. As Lori states "The more times they visit our site, the more likely they are to find us up top on Google when they do look for real estate." So when you are looking for a blog topic, look local.

I've been talking a lot about hyper-local blogging and the power of building a relationship between your potential customer and your website to improve the ranking factors for your site to that customer. I've explained that with hyper-local marketing, we prove we are the local specialists and we begin building local subscribers. The idea is not that that consumer wants to buy or sell real estate at that moment (although some will), it's that you bring them into the funnel before they do. Then you add value, value, value so you become top of mind for the local community and real estate.
I've also talked a lot about the math of conversion and traffic and offers. 3% conversion from offer impression to registration is quite normal. However, when you can NAIL an offer that matches your content and the needs of the consumer, those numbers go up. If your offer misses the mark, your conversion rates from visitor to registration go down.
Here's an example of one working well. This offer, our local pet directory, has a 25% conversion rate. This means, for every 4 people that see the offer (by landing on the page), they convert to a registration. The offer is for a local pet directory and it was placed on a blog post our team wrote about having Pets here in Summerlin.. Where to get them washed, where to find a pet sitter, where the walking trails are and so on.
The customer clicks the link to get the directory and lands on a page that looks like this (see image). When they register, they get the ebook directory and are added to our Summerlin Email Campaign that is custom targeted to offer value to locals.
The more times they visit our site, the more likely they are to find us up top on Google when they do look for real estate. We also include IDX listings and home value offers in all our marketing to encourage them to browse if they are interested.
This is a long term strategy, not instant business. It's basically Farming... Online
