Thursday proved to be a productive day for VAR’s legislative agenda as a few of its bills continued through the legislative process.

House Bill 741 (Del. Jackson Miller), which creates a licensure system for home inspectors in Virginia, was unanimously approved by a House General Laws subcommittee.  The bill will now advance to the full committee for consideration.

A companion home inspector licensing bill, Senate Bill 453 (Sen. Bill Stanley), is scheduled for a vote by the full Senate on Friday.  VAR has worked with the home inspection industry and the Department of Professional and Occupational Regulation to craft this legislation to protect buyers and sellers in the real estate transaction.

In addition to those bills, House Bill 567 (Del. Jackson Miller) advanced uncontested out of the House General Laws Committee.  The bill, which makes amendments to Virginia’s real estate agency law, will now be considered by the full House of Delegates.

As always, visit www.virginiarealtorschoose.com for status updates on any of VAR’s legislative initiatives.

Lenn- I don't know whether they need to be licensed here in Florida but like anything else, it means nothing if not enforced or if the requirements mean nothing.

Lenn learned something new.  I thought Home Inspectors had to be licensed in all states.

Good morning Lenn. Was not aware that some states didn't required a license, not the case in the eight states I do mortgages.

I went through it in Florida when they adopted licensure there. They are doing it here in New Mexico as we speak. I think it is a good idea but Jay is right, it won't clean up anything, it will however make it harder to become a Home Inspector. The ones already operating a business will likely be "grandfathered" in to the system.

Tennessee has had it for years and it has improved the quality of home inspectors and kept the fly-by-nights from getting in. It's a good thing.

Paul.  I'm sure it helps.

Liz and Bill.  Same here.

William.  Same here.  I remember some ???? inspecotrs brought in by buyers.  EEEkkk.

Jay.  Will anything "clean up" any industry????  Doubtful.  I can recall some really very poor inspectors in this area pre-licensing days.

I mean a guy who "inspects" a 4000 sq. ft. home in 15 minutes??   Or, a home inspector with a "report on half page of a yellow legal pad.  Ah, the memories.

In MD, licensing gave consumers a place to file complaints if nothing else.

Kathy.  True.  Most folks don't take the time to complain anyway.

George.  I suspect that there about 20 state that don't require it.

Joe.  Not surprising.

Fred.  "Grandfathering" was a part of the MD procedure too.

Debbie.  Same here.

Locally they have to have a business license, but that really doesn't mean boo hiss.  I wish we had state license requirments.  But builders have only had to be licensed about 10 or 11 years in my state.  We're getting there.

Lenn: No home inspector license required in California. I actually recommend one who is licensed in Oregon to my sellers in Northern California.

Hi Lenn, I see this is an old post but the topic is still super relevent in states like mine, Wyoming.  There are still no licensing requirements in Wyoming for home inspectors.

Home inspectors need to be licensed in Kentucky. However, home inspection reports have so many disclaimers it's hard to prove if they did their job or not.
