Custom Homes for Sale The Meadows Delta, CO Feb. 2016 Real Estate News
Real Estate Activity has been slow in The Meadows. This is mainly due to the lack of inventory. While we are seeing this situation in a lot of Delta neighborhoods, sales in this neighborhood are traditional slow. Keep in mind the neighborhood is small with only 27 lots and homes, and this also explains the low sales numbers.
Here's a look at the most recent real estate activity:
- There are two homes on the market. One is pending a sale. The prices are $318,900 and $349,900.
- No homes have sold in the last year.
- The last available lot is for sale. It's priced at $54,000. This is a wonderful opportunity for someone to build their own custom home.
- 2014 saw the highest concentration of sales. During that year there were four sales with an average sales price of $283,750. The median sold price was $276,000.
- The inventory changes. Sales happen and new properties come on the market.

Throughout Delta County the real estate market is doing very well. In 2015 the total number of sales increased by 26%. In numbers that looks like this...there were 702 total sales in 2014 and in 2015 there were 885 sales. This is in all categories of real estate.
The total dollar volume of sales also went up 24%. In 2014 there were a total of $130 million in sales. That number went up to $162 million in 2015.
