FIVE Really Impressive Ways to Become Friends with us

So you know, I know who you are. I have a friend in Chicago who has not sold one house in the past two years, we talk a couple of times every week, and recognizing he has had a license for 25 years, and no sales in two years, his get up and go has got up and went.

He says he is working to begin prospecting, and so many things get in his way. I won't mention those interruptions and distractions he experiences but here are just a few extremely simple ideas that will help you come across to those proactive agents who see your listing in the MLS and will turn it around show they will show your listing instead of passing over it.

1 If you don't know how to write creatively, look at other agents listings and find a NADOTA one in the MLS and call that agent and ask them to assist you. 99% of successful people love to help those striving to do better.

2 Pictures! if you can't afford a photographer, ask someone who does better than you how they do it. NEVER post the main photo as an inside of the home picture. When I see that if there are other listings that fit for my buyer I will ignore that one.

3 You don't ask the dentist for a 33% discount so do not offer a co broke less than what you see the majority of listings conveying in the MLS. You are missing out on showings and your listing selling weeks faster. Learn how to get the seller to any up. Explain to them what you just read here!

4 ANSWER THE TELEPHONE, if you can't return the call promptly, within the hour, and for sure within three hours. When I began my career and sold 12 houses in six months in Columbus Ohio, and work in a warehouse, I RAN to the break room and the phone to check messages in my office, that was before cell phones, and I did it again at lunch time returning calls was more important than chit chatting in the break room with people who worked with me.

5 THIS IS FOR THE PROACTIVE AGENTS: Don't tell me in your private remarks escrow has been opened with Susie Slut and there is a discount on the escrow. Escrow is not really opened until you have a buyer. When another Realtor is kind enough to write a strong offer don't attempt to tell them how the process will be handled, they are the reason you have an offer.

6 Get a coach, (I have one and I sell as many homes as seven average agents) but get the right one, you might want to call me about this. And NO I WILL NOT BE YOUR COACH, but I can refer you. You need someone who will increase your business, and not all will. And learn what to say and how to say it, get the book GO FOR NO, that may help you to commit to prospecting two hours a day for the next 90 days and see the difference in your number of listings.

Great list...no sales in 2 years..yicks...better consider another profession ..no motivation to succeed in that length of time.
