My experience with rentals this year is that people are lined up every time one goes on the market. They are tending to pay list price and also scrape together first, last and security to get the property. Here in Broward county there is a shortage of rentals. The last four we put on the market were rented before we could finish processing them. What I am getting at is I am calling my investors to consider buying rental properties now. Maybe the cap rate is lower than it was a few years also . . .but till a good return. I still rely on bricks and mortar for retirement income!
