Sellers Showing Tips

 

We suggest whether selling a single-family, condo or townhouse keeping your home in top condition and making it ready for showings is essential to get offers and possibly multi-offers.

 

Buyer’s notice everything and what they don’t notice their agent is sure to point out so it is particularly important when you list your property to have it ready for showings any hour of the day. Professionally staged is very important and we can help make suggestions. Our list of professionals helps us stage and sell more homes in shortest amount of time.

 

Qualified Buyer’s schedule to see your property which may not coincide with your showing time but it is important to make every effort for this qualified buyers to see your home. Only in HOT markets can one be somewhat lenient on allowing buyers to preview their home.

 

It is especially important when a qualified buyer shows interest in your home while its in the forfront of their mind to allow them to see your home. Sellers certainly want to maximize the number of qualified motivated buyers to see their home. This will make a difference when you sell, how much and under what terms.


We ask our sellers not be home at the time of the showings if possible, Myself or someone from my team will meet the buyer and buyer’s agent at your home and tour the property with them if you have requested no lock box on premises.

 

Allowing us to place a lockbox on your door helps you not to miss showings. We are notified immediately when your home is being shown and can contact the buyer agent after they have showed your home to their qualified buyer for feedback.  Our Lock boxes enables the buyers agents to enter a specific code in order to open the door, in lieu of not having a key.

 

Seller never know when the right person is going to look at their listing and it’s important to make every effort to allow the buyer agent and their qualified buyers to see their home while it’s listed.

Rosemarie Heindel that is very true, new Born's and children and also our pets can be challenging but this would read in the MLS hour or two hour notice. Just in general sellers need to try to do their best to Accommodate until sold which isn't always easy.

Bob - this all makes sense to us but explaining this process to sellers is important since may not be aware.  If they want the quickest sale at the best price they need to listen to their Realtor.

First impression is made from the way the house looks online in the photos, then there's the curb appeal.  If they get through the door and it is neat, clean and speaks to them, it's well under way to a contract.  It isn't difficult, yet some selling agents and their clients sometimes miss the point

Excellent advise Bob.  Though, there remains many sellers who have a hard time understanding this.  (As well as a few listing agents that continue to market themselves by saying they will accompany all showings and end up hurting the sale more than assisting.)

Bob, Another excellent well written post concerning tips this one being Sellers Showing Tips. It always amazes me when a seller has extremely restrictive times for allowing  buyers to view the home and then they wounder why no one is wanting to view their home.
