Happy Superbowl Sunday. We closed out January on an upswing with a 12% increase in sales going from 67 in Jan 15 to 75 this past Jan. With the new escrow and sales reported below, we’re off to a good start for Feb. Take a look for yourself:

Kaiulani 24 came on the market priced at $1.295M since selling for $1.7M in 9/08. It was listed before from 12/13 to 12/14 for $1.495M and again from 12/14 to 9/15 starting at $1.495M, reducing to $1.395M.

Mauna Kai 6B is listed for $429K. This unit sold previously in 5/02 for $245K.

Short sale Alii Kai 5203, which last sold for $874K in 8/05, is now listed for $595K. This ocean view unit was previously listed from 4/14 to 12/14 for $749K and from 12/14 to 1/16, starting at $749K and reducing to $595K over the life of the listing. It lasted for one day, then went into escrow where you’ll also see it listed.

Contingent:

Kaiulani 27 found a buyer after 82 market days with a list price of $1.295M. The unit sold previously for $1,652,100 from the developer in 8/07.

As noted above, Alii Kai 5203 went into escrow in one day.

Plantation 1231 wasted no time going into escrow doing so in only 7 days while priced at $634,500. The seller bought this unit for $590K in 6/15.

Sales:

Sandpiper 107 was purchased for $365K in 9/04. It was listed for $360K and sold this week for $345K cash.

Alii Kai 6101 sold for $595K while listed for $649,900. The seller purchased this condos for $108,500 in 5/86.

Price Changes:

Sandpiper 103 reduced to $365K from $375K. It was purchased by the seller in 10/03 for $275K.

4080 Aloalii last sold for $1.695M in 3/07 and is now listed for $1.395M. It was listed previously from 4/15 to 1/16, starting at $1.895M and reducing to $1.430M over the life of the listing.

Contingent:

After 245 days, 5076 Kamamalu Loop found a buyer while listed for $1.450M. The last sale was for land in 12/02 for $245K.

Sales:

With a list price of $1.278M, 5108 Kuhina Place closed at $1.265M. The seller paid $735K in 11/00.

4173 Kalani Place sold for $1.2M cash while listed for $1.295M. The prior sale was for $880K in 7/15.

Temporarily Withdrawn:

4988 Emmalani Drive, with a list price of $985K, was withdrawn after 22 days. The seller bought this home for $608K in 8/14.

Price Changes:

3899 Kamehmeha made a minor reduction from $949K to $944K. The last sale was for $800K in 5/13.

The magic number for Feb is 60 and with only 6 days in we’re already at 15. As you noticed, there was at least one short sale that came on the market this week, and there were others throughout the Island. Although they are not as prevalent as before, you’re still able to find them if you keep a keen eye out for them. However, once they pop-up, you often only have that day to get your offer in so you need to know what you’re looking for before it appears. You also need an agent who is vigilant and able to get the info to you in a timely manner.
