We sometimes feel that the real estate profession is modeled after the famous Mickey Mouse show theme "Anything Can Happen Day." A new Seller calls....A Buyer wants to see a new listing...an Offer comes in, an inspection has to be done...an amendment written, a closing scheduled ...and the list goes on and on. To us, that is part of what makes our chosen career, fascinating...not the "same old, same old."' We stress with our Sellers that this is the nature of the business and it is important that we are able to reach them...what is their preferrred method...if they are out of town, travel days when reponse may not be as rapid, etc.
Any agent who has been in the business for any length of time knows that "time is of the essence." Contracts, amendments, counters, cancellations...all have response times written into the language. Missing any of those response times can mean the loss of the whole transaction...a Buyer without a home and a Seller with no offer. Traveling Sellers can be a challenge...and listing agents must stay on top of their availability most especially during a transaction when the wheels must be well greased to get to closing in a timely manner.
"I can't find the Seller...he travels." ....an explanation but not one that may keep the transaction "in play."
Listing Agents...Know where your Sellers are...it may well cost them a sale...lose your commission and leave you both with a reputation that needs to be salvaged.
