Listing Agents: We're in a Transaction, Do you Know WHERE your Sellers Are ?

  We sometimes feel that the real estate profession is modeled after the famous Mickey Mouse show theme "Anything Can Happen Day."Mickey Mouse  A new Seller calls....A Buyer wants to see a new listing...an Offer comes in, an inspection has to be done...an amendment written, a closing scheduled ...and the list goes on and on. To us, that is part of what makes our chosen career, fascinating...not the "same old, same old."'      We stress with our Sellers that this is the nature of the business and it is important that we are able to reach them...what is their preferrred method...if they are out of town, travel days when reponse may not be as rapid, etc.Missing person

   Any agent who has been in the business for any length of time knows that "time is of the essence." Contracts, amendments,  counters, cancellations...all have response times written into the language.   Missing any of those response times can mean the loss of the whole transaction...a Buyer without a home and a Seller with no offer. Traveling Sellers can be a challenge...and listing agents must stay on top of their availability most especially during  a transaction when the wheels must be well greased to get to closing in a timely manner. 

   "I can't find the Seller...he travels." ....an explanation but not one that may keep the transaction "in play."

    Listing Agents...Know where your Sellers are...it may well cost them a sale...lose your commission and leave you both with a reputation that needs to be salvaged.

Hi Sally and David --- it can be a challenge but it's important to make sure both buyers and sellers understand being accessible can help you win in the real estate game.   You can prevail, if you can't be found.

Good morning Sally. We have all had that happen, very frustrating. I recently had a client that had a mortgage ready to close and left for a two week vacation, we needed to have all new bank statements and pay stubs.

Sally and David it is never good when any party to the transaction is missing in action, the ball stops bouncing when that happens.

It never ceases to amaze me that an agent says they can't locate their seller..really? In today's times with texting and emailing so prevalent even if one of my sellers are in India I can communicate with them!! I have sellers in New Zealand and they are 19 hours ahead and I was able to present 4 offers , accept one and work out the repair request on an addendum during a 7 day option period. Not impossible but everyone has to be on the same page and stay commected!
