You've seen the shows on TV. You are getting rid of the clutter and very personal items. Just how far do you go? Take out too much and the house can feel cold.
It can be a challenge to create a house that still says 'I'm home' to the buyer. Show the buyer that this house is comfortable and welcoming. You enjoy living here and so will they.
Show the buyers a well maintained home ... a safe buy. Begin the story with your curb appeal. This means you need to make all those small repairs you have been ignoring. Do that yard maintenance. Paint any chipped or tired areas and refresh or replace carpeting.
Bring your home as close to 'move-in' condition as your budget will allow. Show them an updated home ready for living. Update lighting, taps, cabinet hardware etc if necessary.
Part of the 'comfortable' feeling in a home is good traffic flow. Make sure each room opens up to the buyer as they enter.
Make sure the rooms feel spacious for the size of home. This may mean removing pieces from the rooms.
Give the buyer an emotional tug in a child's room. Follow the rules of staging but leave that feeling of 'oh wouldn't my child love this room'.
Buyers are looking for a home with plenty of storage so don't ignore the storage areas of your home. Tidy them without stripping them. Show the buyers they are working well for you.
Let the natural light flood into the spaces.
Don't be afraid to leave a little of your style in the home. That is what makes it feel like a home not just a house.
Keep that feeling of 'Im home'.
