How Quickly Can You List My Home?

It is always nice when your phone rings with a referral.  An agent in Richmond, VA was trying to find a Bristow, VA agent to sell his brother's home in Braemar.  When I connected with the agent making the referral he told me that his brother was really wanting to talk to someone today.  Mind  you, I was in my pajamas at the time.

Next call was to his brother, the Braemar home owner.  When I asked if he would be available later in the day, he stressed the urgency of now.  An hour was the best I could do.  I showered, ran comps and prepped my listing paperwork.  He was going to be a forty minute appointment happening right before a home inspection I had with another Bristow client that day.

This was truly the fastest turnaround I had ever seen.  Forty minutes had us going over home prep (complete with a tour of the home,) comps and listing paperwork.  Forty minutes after entering the home, I was leaving with a signed listing agreement.

If you want to know how quickly I can list your home, apparently the answer is one hour and forty minutes.  Maybe thirty minutes faster if you don't catch in my pajamas and my schedule allows.  It certainly pays to know the local market like the back of my hand, and to know my listing paperwork backward and forward.

One hour and 40 minutes. . .I hadn't really considered the exact time it took to list a home!  But your time allotted sounds like a good average!

It was the rush of getting advice.  The property is not going on the market for a few weeks, but we did comps, advice and paperwork yesterday.

I call those "emergency listings," and laugh as my husband does about it, I get those requests every so often. I can do them without leaving the house. Have the seller send you a photo or swipe it, er, I mean ask a previous agent for permission. You don't have to meet in person.

That is a nice turn around, funny thing is a seller called me last Saturday night and asked the same question, they had already moved away, placed the home for sale and it went unsold, he worked on the house all day and on Saturday night decides he wants to list it before he heads back to his new home 2000 miles away. I started a blog on it but havent quite finished it and it sits in drafts

The best thing about my pajamas is that the bottoms have pockets, so I can carry my phone around with me while I'm roaming through the house doing morning chores.

Chris Ann, I actually like those kinds of "emergency" (if you can call it that) situations...they force you to think and act quick...I think they sharpen the edge a little on what you already know.
