What we have found to be very effective in pricing and ultimately selling a property is getting a seller to agree to an appraisal prior to listing the home. For some reason when they see a certified appraisal done giving them the same value you did--it finally dawns on them what their home is probably worth to a bank--which will ultimately determine the selling price of a property. If need be we offer to reimburse them for the appraisal when the property sells. Remember, the strongest marketing tool we have control over is pricing a property correct from the beginning. We only have one chance to make a good frist impression!
