Why Do People Live here?
Defining a neighborhood in St. Matthews can be tricky. There aren't big, grand signs out front or lavish "gated" entrances to these neighborhoods. In fact, I would guess most residents don't even know the actual name of their little subdivision. So it is with Lexington Manor and Fairlawn. What is quite obvious, however, is there are few little rectangles of real estate in Louisville that command the type of attention and activity as the real estate rectangle bounded by Lexington Road to the north, Breckinridge Lane to the east, Cannons Lane to the west, and Dayton Avenue to the south. People gravitate toward this edgy residential section of St. Matthews that is just far enough away from "the action" but close enough for pedestrians, joggers, bikers, and riders to make a quick trip to get brunch, a beer, ice cream, reps, a rug, or even a widget. People live in this location for its convenience to St. Matthews restaurants & nightlife, its proximity to Seneca Park, downtown Louisville, and shopping. The housing stock is comprised of Cape Cods, Bungalows, Colonials intermixed with small apartment buildings, duplexes, and tri-plexes. There are sidewalks, street lights, and hundred year old trees. Many homes have been heavily renovated and modernized with great taste, and while I can't think of a much worse value measurement than price per square foot, this little section of St. Matthews commands some of the highest dollar per square foot figures in Louisville.

What's the Neighborhood Like?

Most of the homes were built in the 1940s. As already mentioned, this is a prime area for renovation, and many of the homes have undergone extensive makeovers, expansions, and modernizations. Seneca Park is located about half a mile from the neighborhood. One of Louisville's famous Olmsted Parks, Seneca Park features a 1 + mile jogging track, basketball courts, baseball/softball fields, soccer fields, playgrounds, and tennis courts. The opposite direction leads to "downtown St. Matthews" where you might join Derby City Crossfit and flip massive monster truck tires among other activities. Of course, working out it not all there is to do! Since eating is also a favorite Louisville activity, it's good to be close to many restaurant favorites! Within a short drive, there are many grocery options including Trader Joe's, Whole Foods, and Kroger. Shop local at Promenade Shops on Lextington Road. Downtown St. Matthews features several bars and live music venues for those looking for nightlife nearby.
