Royersford Home Inspector Could have Prevented House Fire!

As a Home Inspector in Royersford, I've heard my fair share of stories where people buy homes, skip calling the home inspector, and end up with serious problems.  It doesn't always end up in disaster, but very often these homeowners discover they could have saved some major headaches by simply getting a $400 home inspection.

royersford home inspector could have prevented house fireA family friend of ours, "Stan", decided against getting a home inspection for the home he was purchasing in Royersford, PA

His reasoning was that the house looked to be in very good condition.  Being a homeowner for 15 years and doing some of his own remodeling over those years, he felt he knew what he was looking at and could save money by skipping the home inspector!

Well, Stan called me 3 years later to come out and do a home inspection on his Royersford home to make sure there weren't any other major problems he didn't know about.  Yes, he had a story to tell me!

Soon after moving in, the a/c unit stopped working and needed replacement.  That was a significant expense for them they hadn't expected and they realized it was something that a home inspector could have pointed out prior to their purchasing their home.

But that wasn't the biggest issue!

What prompted them to call me was a house fire that was preventable.  Thank goodness no one was home when the fire happened!  He found out the fire was caused by a Zinsco electric panel.  Zinsco panels royerford home inspector could have prevented house firehave a history to breakers not operating properly and, as a home inspector, I would definitely call that out as a defect and recommend replacement.

Stan said he would never make that mistake again.  He would hire a home inspector prior to purchase next time since he knows my findings could have prevented a house fire!

Thankfully, there were not any other major issues that came up when I did his home inspection recently.  He can rest assured that the worst is now behind him and finally have some peace in his home and pocketbook!

I agree!  I always recomment a whole house inspection, even if it is a new construction home.

Hi, David. I always recommend my buyers get a home inspection. I recently heard from buyers that didn't and there are a few issues they aren't happy with. There's nothing I can do about that now.

Hi Larry,

Yes, even a new construction home needs a check.  For instance, improperly installed stucco has led to so many issues in my area- we're talking $90K+ repairs in a lot of instances!

Debbie,

Yeah, after the fact is a little too late unfortunately, but hopefully it wasn't too bad of a lesson learned!

David- I shake my head every time I hear someone say that they don't need a home inspection.  The investment in a home inspection is just that... an investment in your property and your safety.

David, for a mere $400, that homeowner could have prevented this fire.   It is always sad to hear these stories!
