As a listing agent you are hired by a seller to sell a home at a price the seller will accept. You market, follow up with the feedback and even hold open houses in order to sell a home!
Another responsibility would be to alert showing agents that there is an offer on the table! It is only courteous to alert a showing that an offer has been received, and the buyer has the choice whether or not to view the property. With properties priced below $500,000, there usually is verbiage in the Broker remarks as to when offers will be presented.
I have an out of state family that has written 5 offers now, and looking for a home up to $300,000. Tough price point right now, with multiple offers on every home. 29 offers, 17 offers, 15 offers, etc. One home they loved went under contract within 7 hours of going on the market, and the agent never contacted us, nor did they return my call or email. Is this in the best interest for the Seller? How do they know my buyer would not have offered more, with better terms and a better lender? We are even seeing many buyers waiving the inspection contingency, which I do not understand!
One listing agent is the owner of the home, and when I called to ask about the concrete floor in the lower level of his home (definite heaving under the new carpet), he got very defensive and said this was not the home for my buyers, and he wasn't going to "play the inspection game" with us, and hung up! WOW! I think most buyer's agents and buyers would wonder why a home has gone under contract several times, and on the market for more than 3 months.....
I do think the Spring buying season has already started!
