As a listing agent you are hired by a seller to sell a home at a price the seller will accept.     You market, follow up with the feedback and even hold open houses in order to sell a home!



Another responsibility would be to alert showing agents that there is an offer on the table!      It is only courteous to alert a showing that an offer has been received, and the buyer has the choice whether or not to view the property.   With properties priced below $500,000, there usually is verbiage in the Broker remarks as to when offers will be presented.

I have an out of state family that has written 5 offers now, and looking for a home up to $300,000.   Tough price point right now, with multiple offers on every home.  29 offers, 17 offers, 15 offers, etc.    One home they loved went under contract within 7 hours of going on the market, and the agent never contacted us, nor did they return my call or email.    Is this in the best interest for the Seller?    How do they know my buyer would not have offered more, with better terms and a better lender?   We are even seeing many buyers waiving the inspection contingency, which I do not understand! 

 

One listing agent is the owner of the home, and when I called to ask about the concrete floor in the lower level of his home (definite heaving under the new carpet), he got very defensive and said this was not the home for my buyers, and he wasn't going to "play the inspection game" with us, and hung up!    WOW!    I think most buyer's agents and buyers would wonder why a home has gone under contract several times, and on the market for more than 3 months.....

 

I do think the Spring buying season has already started!

Joan, there is something in the air lately. I think I talked to the same agent last week. Courtesy goes a long way and it's really a small world we work in, you don't forget the agents that don't show courtesy.

Since your buyers have made multiple failed or rejected offers, why are they not learning to make their highest and best and go for it, regardless? 

It wouldn't matter if the lister told you there were offers on the table or not. That seems to go without saying.  From the lister's standpoint, how many times have they heard that a buyer is going to make an offer, but never does?

Relying on an unrelated third party to help satisfy you and your customer is not in your customer's best interests.

These buyers only are qualified up to a certain amount, are comfortable with a certain amount over appraised value, and will not waive the home inspection.    I have seen many properties come back on the market with buyers having remorse after giving up everything to win the bid.

I see newer agents fall into this trap all the time. They don't realize that the more one calls and lets others know of an offer the higher the offers get. Treat other agents as a asset instead of a nuisance, right Joan Cox

Joan, it makes me fume when listing agents act irresponsibly and they do so for their sellers by not acting professionally.  Always put in the agent remarks when all offers must be received by & stay to it...another disappointment here.

Hi Joan... I've been through similar situations with out of town buyers... and have had buyers drive through an entire night to get into a home at 8am. No doubt, a call from a listing agent to say offers are in is the least we can expect. The seller/agent who said his home wasn't for your buyers was just stupid (and we know you can't fix stupid).

What a jerk, that agent probably sells one or two homes per year if that. I hate when agents owners or not owners get all fluffed up and act this way. To many could care less, I hope I never become one.

Joan, A little professional courtesy is always appreciated.  I struggle to understand why when working a deal with another agent it's to often so bleepin' difficult for some to at least acknowledge that they got an email with an offer, questions, an addendum, etc.  5 seconds...REPLY..."Got it!"...Send.  DONE!

In a hot market, the seller gets to cherry pick the offer that will be to their advantage, and not always on price.  That sellers knows there are issues and is hoping they can get a big offer with no contingencies

Dealing with some of the agents can be one of the most difficult aspects of the real estate business. On the other hand, when multiple contract competition is expected, smart home buyers will submit their best offer.

I taught a class of new agent about professional courtesy and we discussed things like this. It was so well received I am going to make it into a full CE class, get state approval and teach it. Even experienced agents need these reminders.
