2015 Home Sales in Saint Lucie County

2015 Single Family Homes Sales in St Lucie CountyOverall home sales in St. Lucie County remained steady dropping slightly by -3.2% over 2014.  With inventory remaining tight throughout the year, median home sales price rose 16.9% to $156,250 from $133,688 in 2014.  Traditional home sales in 2015 were strong rising 19.5% over 2014.

The recent release of home sales for St. Lucie County showed overall sales were flat dropping slightly by 3.2% over 2014 when 5,790 homes sold as compared to 5,602 in 2015. Cash sales of single family homes were down.  In 2015 cash sales were down 21.7% from 2014.   

New listings were down 3.3% over 2014 when 8,334 new listings hit the market. In 2015, 8,062 new listings entered the market.  2015 ended with 1,754 active listings in St. Lucie County up slightly by 0.3% from 2014 when 1,748 homes were on the market.  With less than a six month's supply, we are in a seller's market.

In 2015, traditional home sales were up by 19.5% while foreclosures/REO sales were down 39.1% and short sales are down 44.8%

In this tight inventory the median sale price has continued to rise. In 2015 the report says the median sale price in St. Lucie County is $156,250 up 16.9% 2014 when the median sale price was $133,688.

When broken down by sale type, the median sale price of traditional single family home in St. Lucie County in 2015 was $168,000 as compared to 2014 at $149,250 up 12.6%. Foreclosure/REO median sales price have also increased 11.3% from $109,725 in 2014 to $122,100 this year. Short sale median sales price have increased 8.3% to $130,000 from $120,000.

Median days on the market dropped 39.6% over 2014. The summary for single family homes in St. Lucie County reports the median days on the market in 2015 was at 32. It was 53 in 2014.  In 2015 the area had a 3.8 month supply of inventory up 3.7% from 2014 when we had a 3.6 month supply.
